Advice needed (islamabad)

  1. I have 500 sq. Yd plot in agochs phase i, islamabad. Recently, i was offered 50 lakh for it. Can any one spread light on its future.

  2. I have 6 crore cash money which i would like to invest in property at islamabad. Any advices on how to make use of this money. I am from karachi and do have good knowledge of home construction.

If you have good knowledge of construction it mean you have knowledge of real estate best way to invest you must survey the areas then share your observations and get advise.

U can diversify your investment for example

1= DHA 2 (A-M blocks) 1 kanal plot - Rs.100-150lacs.

2= D-12/1-2-4 10 marla - Rs.170-200 lacs.

3= G-13/1-2-4 14 marla - Rs.180-220 lacs.

4= G-15/1-2 14 marla - Rs.95-105 lacs.

5= F-15/1 10 marla - Rs.70-75 lacs.

these are safe with-possession investments with low risk and low-moderate return. Alternatively if you are left with some amount you can consider if want to take risk.

1= Gulberg 10 marla - around 30-35 lacs.

2= FOECHS 1 kanal - around 45-55 lacs.

3= B-17 (B block) - around 40-45 lacs

if you are interested in property with rentals than try G-7 and I-10. Properties are cheap with good rental market. It will cost you around Rs.100-150 lacs in each for about a 5-7 marla size house. You can expect a rental for each house double portion of around totaling Rs.40000 a month. There are other good areas too but property is much expensive there.

if you are interested in commercial than Blue Area is good. You can get an office space or maybe a shop in around Rs.100-150 lacs. It will give you very good rentals than any other commercials in Islamabad.

Build three houses in G-15(35x70), and sell them off after a year and you’ll get a handsome profit.

Any updates on AGOCHS Phase 1?

You can build 5, 10 Marla houses in bahria town phase 8. You can easily Get 5 plot in good location around 220 to 250 lacs. Rest of the money you can spend for construction of 5 double unit houses.

monthly rent between 250 to 300k. InshaaAllah with in 5 years you will get good profit on each house as phase 8 looks completely different after 5 to 8 years.

Must visit before making any decision. You can not get 10 Marla new house for 120 lacs in any reasonable place Islamabad and rawalpindi

Check prices in nearby societies like Soan Garden, CBR etc. I think the price you are quoting are somewhat similar to those in Soan Garden. Also Soan Garden lies on the face of Isb Expressway. In terms of expressway expansion i think those societies lying on the face of it may get max benefit in terms of price as AGOCHS is deep inside. I don't know about its development standard compared with its neighboring societies.

Second if you are a master in construction business its always a good option. Just knowledge or how things work is not enough as it is a risky business. Plots sell easier than homes. First you have to wait months or an year to complete construction and then wait for a better offer to sell. Real estate market in very volatile. At one point you think one place is best for construction but may not be at another point in time. It can easily block away your money if you are not able to sell. Plus your value of building will erode with time. So it very risky and not everyone's cup of tea. If you have good holding power in the future than you may think about it or can experiment with only a single house construction and that of a smaller size like 5 marla to familiarize with Islamabad market. Smaller sizes sell quickly and lower will be the money blocked in it. Its rather better to buy old livable home, rent it out and when market picks pace renovate it and sell off at profit.

Monthly rent minimum 250k

5 years rent 15 million minimum

If you want to sell After 5 years each of your house will give you atleast in worst case 3 million.

Total 15 million for 5 houses

So 30 million you can easily get on your 60 million investment.
