Advice About Buying Plot In Bahria Enclave

I'm an overseas Pakistani and want to buy one kanal plot for constructing my own house in coming years. I'll like to buy something in the CDA sectors but their prices exceed my budget by many folds. Can you please advise me the future prospects, exact location of Bahria enclave (how far from convention center). Please also advise about the prices of one kanal plot and are they on installments or lump sum. I checked a few plots on Zameen.com and people have mentioned about old map and new map. Not sure what does this new map and old map mean. Awaiting for responses. May Allah bless us all and please don't forget to pray for the prosperity and peace of our beloved country. Jazakallah.

Check the location on Google Map, it is available.

It is around 8 Kms from Park Road.

Its distance id 22 Kms from Peshawar Moar Signals.

Old map is developed one and possession is available. Plots on lumsum payment. Rates would be around 1.2 crore. Commercial plazas are under construction in Old Map area. School, hspital, Mosque are under construction in old map area. The Mall of Islamabad is under construction there. Around 50 houses are under construction. Multi story apartments are also under construction (6 floors already constructed).

Plots outside old map area are under development and on installments.

Thanks a lot bother Khan. Is the road leading from Park Road to Bahria Enclave a big road or is it some narrow lane. Do you recommend is it worth buying a kanal plot at this price or I should look for some other avenues. Please note that I’ll be constructing house at-least after three years. What will be your suggestion that in this case should I go for installment plot instead of the possession plot. What is the price of kanal plot on installment. Thanks

@Hamza.... By the way, Zone 2 societies such as G-16, F-15, F-17, E-16/17, D-17 and B-17 are also CDA sectors.

These sectors have a wide range of prices for 1 kanal from almost Rs 1.5 crore in G-15 to Rs 36 lakhs in E-17. In between there are other cda sectors with excellent development standard such as F-17 and B-17 (developed my multi).

But the difference is that most of the Zone 1 sectors are cda sectors whose management is also under cda.

So if you want to buy one kanal in cda sectors but cannot afford at least Rs 4 crore for a kanal, then you have some very good options in Zone 2 where the prices are still affordable but as the example of G-15/F-15 has shown us, even the cheaper societies in Zone 2 will not be affordable for very long. Prices in B-17 were very quiet for one full year, but ow the graph of B-17 is on the way up again.

The road leading to Bah Encl is very good and wide.

The prices on installments are higher then the total paid plots.

Recently Bharia have launched Kanal Plots on 1.55 Crore on installments.

The developed area will always have an edge on the non-developed area.

BE is a very nice option in every aspect, the development plus living is up to the mark. Buy a plot in Old map as plot will be ready possession. Prices range from 1.2--1.40 Crore....where as some plots are on installments there as well. Regards,
