Ad/Disadvantages of Bahria Town Phase 8?

Im interested in buying in BT Phs 8 on instalments. I was wondering...

What are the current Pros and cons for bahria town phase 8? Why BT - Would I be better buying in soan garden or Gulberg?

Current price range for small plot? (from looking on zameen, small plots are on 7-10 lakhs with cost of land and development charges all inclusive)

Current development progress and likely possession?

Sorry but there's nothing for that amount in bt phase 8. What you might be referring to is extension of the phase which entails significant amount of development charges in the near future. Only reason why you might want to go for that area is if you're having cash inflow in chunks or if you're interested in a very long term aspect of real estate investment - since the area will be extremely lucrative in 10 years time due to it's location vis a vis motorway/chakri interchange/adyala road. And these are not even files, these are open certificates.

Medium to long term investment should be made in sectors i through to p starting from 12.75 upwards.

Don't know about gulberg but soan garden in spite of it's location is a cesspool of politics of the 'khokhar' clan

Advantages: Excellent town planning Transparent processes Location location location

Disadvantages, only for the short term plyers: Very volatile.

Harris have portrayed the picture very nicely BT phase 8 is very much volatile at present exactly like Harris said. If we talk about the disadvantages of BT there are none except fickled sort of prices.

Does anyone know what is current progress in terms of the development in phase 8 ext? is there any chance of it getting developed? Im thinking of purchasing a 10 marla plot mainly for long term investment.

It’s around 7-10 lacs (1-2 lacs profit). It’s still far from an actual development.

I did mention that phase 8 ext has no development plans for the near future.

That’s fine, that’s all i needed to know, i thought they may have announced development plans but work may have stalled. But it doesn’t matter anyway, it would be an ideal long term investment. Especially with the price seems to be reasonable considering its bt.

Also whats the difference between plot files and open certificates?

Plots are possessionable and constructable Files are in your name but no construction is allowed. In most cases there's nothing on ground Open certificates are same as files plus it's in nobody's name (bearer is the owner), it's better considering there's no transfer-fee involved.

Dear abdul, its not a great option for short term. I reckon bt will be slowed down in pmln era.

Dawood saab, from the info gathered so far the prices will not increase any time soon as they have been the same since 2010, but if your lucky you can make 1 or 2 lakh profit and buy at that rate aswell. What im mainly worried about are the extortionate development charges and know bt they may require even more extra development charges, i do remember this has happened to me in the past and was forced to sell my plot but at a profit so not complain there but still.

Dear mbs saab, what do you think the ad/disadvantages are? Would it be ideal long term investment as i don't want it to another version of dha valley as bt are more expensive than dha.

Thanks abdul saab. I have bought 2 files in dha valley and am looking to spend approximately 50 lakhs more in different societies, that is, as compared to one plot for that price.

Bahria phase 8 extension is one option. Others i will look at are dha phase 1 and 2 extension, b-17 and other zone 2 recommendations.

What kind of development charges are we talking about on a 5 marla file in phase 8 extension, worst case?
