I am interested in following house but confused with differnt statements.
8 marla dha home for sale
Dha homes, dha valley, dha defence, islamabad
Some mentioned construction will be completed by jan 2016 & some said jan 2017. What's the reality? Obviously i am not expecting definte answer but views of experts here. Do you think dha will deliver the house more than 90% by jan 2017.

Secondly what are the similar options in other societies? My budget is 5-7million and can wait by jan-2017.
Q3.
Do you think i can buy something in bahria isb or raw (any phase and sector) in 5-7million , area 5-8 marla, 3 bed double story by jan-2017?
Or how about if i buy a developed plot 5-8 marla now and build a house in jan-2017 in 5-7million. Is it possible cost wise?

Sir best option would be to buy a plot now in dha or bahria and construct it by yourself…

Are you suggesting to buy developed plot now in Bha or DHA and build in Jan-2017 or whenever I need it OR plot file without possession now and build later on. Please bare in mind my budget is budget is 7m Max. Is it possible to buy developed plot now with possession and build whenever i need it. Area wise again 5-8 marla.

Sir in the budget of 5 million,following options can be considered..
1-Dha phase 2 block 5 marla(ready to construct).Range=40 to 50 lacs approx.
2-Bahria town phase 8 safari valley which contains abu bakar,rafi,usman,umer,khalid,ali blocks which contains 5 and 7 marla developed and ready to construct plots.Range=25 to 47 lacs.
3-B,C,D,F1 blocks of bahria phase which contains 10 marla developed plots in range of 40 to 50 lacs.
Above mentioned are feasible to invest.

You option#2 is best I believe because I am bit reluctant to invest 5 millions just for plot with option 1 & 2.
Saadi bhai e.g if i buy a plot in 30 lacs with 8 marla. How much do you think I need to build 3 bed double story average house in BHT Safari villa?
I live overses. How long it takes in buying process including transfer etc? Is 2 weeks 10 working days enough to buy the plot with all paper work?
Do you recommend any real state agent with fair dealings and no fraud?

To me u should visit BT phase8 .propety is down so u can get a plot on a very resonable rate .
DHA Homes is a very good option .More then 800 homes of 5 & 8 Marla are ready for delivery. Water Tank & Masjid Ready.Bridges which connect DHA expressway are under construction.Prices are still reasonable 50-52 lacs.

@Amer Ahmed : but some are saying possesion are in Jan-2016 and some in Jan-2017. If the society can't tell definite time how can you rely on them? Do you know when the possesion of these house will be given.

@Khan. I have already considered this in my list. To be honest the houses are exactly what I am looking for and in my budget but when I saw the streets its shame to say it a society. Non of the roads are pakki, atleast the one I saw on zameen their street are pathetic.

I think it's long term investment because you can't live there at least 3 to 4 years.In my opinion no need to stuck with your 50 to 52 lakh for long time.Bahria phase8 is much better 5Marla house 7 to 8 Million at least you can live there.

Yes sir iuse whatsapp…i also agree with nadeem sir…either go for a constructed house in safari valley or best would be to buy a plot and construct it by yourself if you have time.

Sir i personally think that on ground possession-able plots are best for investment as well even if you dont have to build your houses immediately.On ground things always have genuine demand and produce good returns.I think you should go for a 7 marla in safari valley in abubakar,umer block etc because it is getting populated at a good pace and by 2017 it will be very very good place to live with good amount of population.As far as construction is concerned,2000 per sqft is good amount to construct a house now a days.Now total estimate depends upon covered area.Sir 10 working days are more than enough for all this transaction.I myself is dealing bahria phase 8 and for best deals you can contact me at 03455370978 and you are more than welcome for a complete visit of at my office…
