7 marla house construction cost estimation

I have 7 marla (30" x 55") plot in usman block bahria town rawalpindi. I want ‘a’ grade construction cost estimation for double story house. Total covered area 3000 sq ft.

It will depend upon the map and soil condition but if you are making a A+ house with diyar wood and good quality material than keep in mind that it would be around 2400 and onwards. So 2400*3000 = 7200000 around 72lac.

The cost will mainly depend on your soil test and foundation requirements. Grey structure starting from from Rs.1100 per sqft depending on your structural drawings.

A class construction in Bahria Town generally costs @ Rs.2500/sft. So you can build your house in Rs.7.5 Million. However exact cost can be calculated on seeing drawings

To be Honest,

There are no Such things like A+, A, B etc category. These are just for an idea. It all depends upon your Budget and your taste of design.

A person's A+ Category may be B category for someone who can afford to have a Luxurious house.

However, A good quality Construction will cost you 7 to 8 Millions (Depending upon the Design and Materials to be used)

I have a 30*55 plot in Umer block and I also have a similar question. My budget is 5 million, is it possible to construct a house in this budget ?

One more question, is this a requirement to construct double story house in Bahria? My family is small so double story is not required at the moment

5 million is too much for single storey… Yes you can construct single storey aswell.

I think Bahria won't allow to construct single storey house until they permit you in "written". Otherwise they will create some issues while getting Completion Certificate.

2nd thing, If you have small family, it would be better for you to design the house in such a way that it fulfills your requirements yet the Covered area is taken into account(Minimum as per your requirements).

Try to get it done with Patios, Courtyard, Terraces etc which will control your final Cost and the House will be one of Its Own kind with wider Look.
