I am planning to build a double story 7 bedroom and 5 bathroom house on two kanal covered area. Can someone quote total price for a+++ construction and design. What will be time frame for this construction
Total price can only be quoted once the complete design and covered area of the house and customers requirements are known.because a+++ criteria could be different for different people. But for the information you should keep in mind like 2700 - 3200 sqft but it can be varied. Time frame should be around 20 months.

Total construction cost will vary from Rs 2800 to Rs. 3200 for A++ construction and assuming covered area of 7500 sq ft it will be in range of 21 million to 24 million.
The time frame will be 11 months to 13 months.

Dear friend, Total price can only be calculated if complete design with covered area of the house and customers requirements are available, With two Kanal and 7 bedrooms no one can confirm the near to exact cost, only rough guess is possible. Rate varies from 2000 to 3000 rs/sq ft. You can observe a huge Rate variation that is due to the different landscapes of area. In the process of preparing base structure some areas consumes more iron bars because of soil weakness, where as some areas you can build nominal base and then construct a huge plaza. The Cost of A++ Construction will not be less Than 3200 - 3400 with Spanish Tiles, Granite Flooring / Italian Flooring Tiles, Roca/Grohe Fitting, Italian Kitchen, Top Quality Lights and along with quality material and A++ finishing from Start to the end. However you can lower the cost if you go for some China alternatives.
The Time fame depends on the allocation of funds and planning of material supply. You can finish it 12 to 13 months minimum.
