The over-hyped b-17

Isloo brother i think B17 will be new G-15 -16 jamu kashmir housing society whereb4 marla plot costs 1 crores. same distance from main islamabad And same kind of location in that case kahsmir highway and in this case margallah avenue.

Distance wise yes but quality wise, B-17 has no match to Kashmir housing society.

Humayyun bro, the difference will be "class" that will be determined to whom they'll connect.

G-15 & G-16 are connected with G14, G-13, G-11, etc. through Srinagar highway (KH) -- An awami living.

B-17 will connect with D-12 and E-11. An elite, high-end living and travelling along mountains.

Secondly, travel on MA will be a very different experience than on messy KH.

Going with isloo 1 bubba.... 10 Marla commercial in G-15 Markaz which is fully occupied has the same prices as of B-17 Block F markaz which is almost empty from construction point of view.....So a lot of growth potential is expected in B-17 due to MA factor than G-15.......



I have visited G-15 a couple of times though i have no investment there but i did not see any quality which is comparable to B-17.....

We all know, in a factual case, commercial worth is directly propory to the magnitude of residency around, no matter where commercial is located.
G-15 commercial, is a genuine case as it is full with residencies.
B-17, per well known fact, that it was oversupplied with commercials and current hype is mainly on MA.
But B-17, no doubt is far better than G-15...just see the narrow entrance of G-15.
Plus overall development quality is speaking up for itself for B-17.
If MA stalls due to any reason, trade mark of all govts, present & prior, then B-17 has to see correction...how much....pace of construction will dictate.
Any society when house construction archives good pace, prices never come down.
B-17, I am keeping my fingers crossed..
Agents are saying water will be brought from khan pur dam..when ...???
It all depends on MA & how fast people start constructing...
Plus B-17, no piped water supply..which is also a factor..best bet is buy, be vigilant in increase & sell once good profit is possible.

Brothers there is a jump in B17, around 3-4 million in one Kanal plots over the last 6 months or so . Or at least that’s what the dealers are telling.

Do you guys think it’s sustainable or there will be some corrections in the next six months or so . Also how much juice is left in possession plots in B17. What could be the actual expected peak price in near future.

As you all know MA work has started, which area is best for medium term investment of around 7-8 million?

I am considering E12, F14, B17 and even I14 and I16.

@Zafar Ullah bro, you started this thread over 4 months ago to express your dismay and frustration over slow price growth of B-17 and tagged Bro Nasir's post as best where he recommended switching investment from B-17 to FMC.

Now, at this juncture, I would like to hear your views. Do you still regret investing in B-17, and feel left behind the race.

I have always said that prices do not follow linear trajectory. There are different maturity levels and triggers that cause price jump. Winner is the one who has nerves to wait for the right time.

If someone wants to bail out from B-17, should do that at least 6 months after traffic hits MA.

Anyone who exits now, after waiting for over a decade, should retire to wilderness and take "Yog" in Himalaya.




I think correction will happen in B17 at one point or another when investors come out and genuine buyers enter. When market is done with “Top”/“bayana” plots then we can anticipate correction of around 10-15% as genuine buyers wont buy plots at inflated prices. This is my view and i could be wrong, but that is what i have seen in the property arena over the past few years.

@tahir sahab, Prices are still in the hand of genuine buyers and it does suit mediocre people who want to build their beloved home. The only hurdle was MA and because of it, genuine buyers were showing reluctance.

@Isloo1, brother i have been a silent reader because i am inexperienced. I thought it is better to stay silent and learn from others instead of giving baseless opinions :)

So what do you guys think is best place for medium term investment?

@javed sb, My friend wanted to purchase a plot in B17 the last week or so. He roamed around for a week but could not purchase anything as whenever he wanted to seal the deal, the seller would increase the price by 4-5 lacs. Genuine sellers and buyers are at the mercy of dealers who dont let both parties interact with each other, they pay the token to the seller, bound him for 4-5 weeks and sell the plot on token to another buyer at a higher price, who does the same and so on. Its a mess there right now to be honest. My friend then finally gave up and is now considering buying directly from Faisal hills or DHA.

Our Aflatoon or Einstein or Marketing guy, Asad Umar, was supposed to Inaugurate MA construction yesterday as per the Dawn Leak.
