Bhai you are 100% right, i have booked a 10 marla residential in Rudn enclave about 2 years ago. After RRR inquiry I contacted Rudn Sale manager on mobile phone for some concerns ( concerns regarding development & NOC etc.) to clear. He cleard all my concerns verbally by explaining Rudn next strategy , I was quite satisfied at that time. He probably saved my mobile number, and after every week he would regularly sent me updates on RRR Only​:grin::grin::grin:, At that time I decided to quit from this RRR manipulated society.

May I ask if there is any return on investment after 2 years? Your first hand experience will be very helpful for others.

I have booked it in august 2020, sold on level after 1 year struggle bahi, have contacted Numerous dealers on WhatsApp, numerous times on Facebook etc. No buyers availble in the market, dealers are just selling fresh files ( which I think they have enormous ). Even one dealer was offering me 10k own , deal was done on facebook messenger but after that he has not yet responded. From day to day trading point of view, it may be good, but from end user it seems disastrous, revolving around ring road. Dealers will tell you that it’s long-term project , yes it seems , but they have not yet achieved NOC, land verification, terrain and development is another problem.
Rudn has same terrain as that of smart city. Smart city developer HRL has a name in Pakistan, Even he couldn’t develop such a difficult terrain with 1000s of machineries and enough man power along with best marketing agencies within 4 years, how come rudn can achieve it with too many ambiguities and legal issues, calculate it yourselves.
Society mangement has no clear cut direction. From my point of view it’s best for immature youngsters for day to day trading. People say that rudn problem is RRR But I will say it’s not RRR But development and NOC.

At the initial Stages, Societies & Their dealers have all concentration in selling new files. When all plots are sold, And resale starts, Then it makes market value. Such investments take time to give profit. So when you invest, try to forget it for few years until resale peaks up.

No words can fill up your grievances, But this is what really happens in market. same happens with Bahria DHA files.

Well, DHA-3 is again getting jumps. Especially sector G.
