Rawalpindi Ring Road

On the property investment, take my advise and invest heavily in Abdul Aleem Khan’s Park View City. You wont regret. It is going to make new records of growth that will put Bahria Town to shame.

Isloo sir u are underestimating BT and MR.

Rawalpindi: The Asian Infrastructure Investment Bank of China (AIIB) has proposed that noise and environmental pollution that will be created during the construction of the Rawalpindi Ring Road (RRR) should be controlled, reported a news source. A-two member team representing the Chinese bank paid a five day visit to learn more about the project and have a look at the project’s feasibility report.

The team visited the project’s site, attending the question-and-answer session held after it and also had a meeting with the officials representing the Rawalpindi Development Authority and National Engineering Services Pakistan.

The AIIB has already approved the project and agreed to provide PKR 47 billion as a loan for the project. And not to mention, the bank previously made it mandatory that a NOC from NHA and several other authority be procured before land acquisition process can begin. It has already been decided that the funds for land acquisition will be arranged by the Government of Punjab.

Regarding RRR

Thanks for your candid reply.

If IK lost Punjab, Noon’s character will make his chair burning. The kingship of many decades has gone drains. Kaki has been confined only for tweeting. Great King is wounded!

IK at least has a sense of public service. The king party knew that sitting at top char means only License for minting money. Imran Khan has performed in KPK, though there are shortcomings.

This tree thing has been confirmed by international bodies.
Thanks for greeting. May our good wishes come true..Aameen.

Falcon dear, you are undermining the powers of bigwigs whose job is to keep all ATM machines full. It is not surprising that Abdul Aleem Khan got NOC/approval of his Park View City in no time and got a clean chit from the court as well.

Dear AQ sb, let’s not spoil the taste of victory by indulging into political debate. We should look forward to success of new regime and pray that may Allah give them aqal and taufeeq to work for the people of Pakistan instead of leg-pulling or mud-slinging on each other.

Unfortunately, money/resources knows no political bounds. Park View City will grow so will BT and DHA.

Strong possibility of Park View City going as multi-city project across Pakistan.

Hoping the scams/fake schemes and builders are phased out of system or making it hard for them to emerge... (I wish...)

Once again, my humble suggestion to all fellow investors, please leave political affiliations aside, see the direction of the wind and invest in Park View City. Aleem Khan has the magic to turn one rupee into thousands and that too single-handed without and support. Now with unconditional support from all quarters (you know who) and as part of the government (possibly Punjab as well), what can not he do.

My prediction is that property market will boom now. Major beneficiaries will be big brands including BT, DHA and Park View.

isloo1, what do you think about pricing of Park view city? isn’t it overpriced? i mean 5 marla from 3.9 to 5 mn and 10 marla from 7 to 8 mn is too much in that area which still have to be developed. what appreciation you are expecting and in what time? In this amount you can get some decent location in bahria enclave

In think, in the long run park View City can be tricky. As per current situation it will take 3+ to 5+ years for Park View City to be purposefully developed or start to get populated or get expanded.

During that time, if IK stood against the status-quo, he may face same scenario as NS and get the tables turned around against him (I do wish he or any other govt complete their designated tenure). In that scenario, Aleem Khan (being an big fish of PTI) can come under fire and Park View City may be dragged into legalities. Something like Saad Rafique and his alleged involvement in Paragon City. Aleem Khan already have few inquiries pending in NAB.

From today to 3+ years from now will be good for Park View City but no one knows beyond that. After all, a politician grows his assets significantly when in power and when the tables are turned around (opposition or at odds with the establishment) its the same immovable assets that come under fire.

So far, no Govt. in center has maintained its power for two consecutive terms, in history of Pakistani Politics.

PS: Apologies for dragging in politics here but I feel the discussion itself has both the real-estate and politics as its basis.

Imtiaz sb my above question is unanswered, kindly guide us are the Park view plots with price tag between 4 to 8 million worth buying? How much appreciation is expected in this already high price and what time?

Ammar,

I personally will prefer BE over PVC as BE on same price tag is years ahead and a better brand and continuously growing.

Next 3 years will golden for PVC. The attraction is availability on Installments. If it grows as much as BE has than for sure it has good return. Not sure how much land they have for future.

How much growth, no one knows exactly but there are a few concerns like the haste in which NOC has been obtained (there were some issues) and some ongoing inquiries against Aleem Khan and for how long he will be in power.

Despite the installments, high prices can be a turn off (my view)

Ammar,

Do you think Aleem Khan has opened this project to give cheap plots to homeless people. No Sir, not at all. This is to make him and others around him rich. Whether he is going to actually deliver anything, is a question that only time will answer. For now, you can just benefit from file flipping.

Respected buddies, i am a bit confused to ask… How BE and PVC would be benefited from RRR??? Pardon me if i have asked the wrong question…

No benefit.

It's just Nadeem sb congratulated PTI victory in election (on this thread which is one of the most discussed one these days) and the discussion diverted to Politics & Real Estate (Aleem Khan and his PVC).

Just the free flowing discussion rather than impacts of RRR on PVC or it's neighbor BE.

Now a days property forums are quiet.

no discussions and activity related to property.

i think people are busy in election and post election process :-)

So the new government is almost formed and IK will be the new PM, How do you see difficulties for Bahria Town projects in different cities from new government as there are cases are in process against MR and now its not Zar baba / Nawaz who will give relief to thugs.

Is it wise to stick with Bahria projects or move.

Respected Imtiaz Sahib, Roger that. I have been following Qayoom sahib since last few months in various topics like DHA valley(oleander), Bahria town Phase 8 & Univercity town and i invested in commercial properties in all these towns due to RRR factor… So thats why each message in this forum matters for me and i did this whole investment as per the demos given by Qayoom sahib in various forums…

Asian development band approved load for Ring Road and work will be started early 2019.
