Is the current property boom over ?

It's not about entire RE to be turned into fractional ownership assets. It's about expanding the current sector to explore new paths of growth and innovation that comes with shared ownership through regulated process/documentation. To be executed via the authorities like CDA/DHA etc.

Once in Barter trade systems corporates seemed a vague impractical idea. When corporates came to existence their shared ownership via stocks seemed a wild dream that in today's age and time is a hardcore reality.!

I thnk BTK & BTR got some break & its time to rise for DHAs. Most probabily in bahawalpur & quetta a jump of 1 mn witnisses in last few weeks.

are you guys feeling the marketing is heating up and prices have start rising in last 10-15 days?

Kind of settling down though dealers are still jacking up…now if RRR phobia reacts again & budget starts being understood fully, appreciation likely to continue…

not heating up nasir bhai, it will take longer to heat up. I wanted to say, due to internal issues in bahria, its rates seemes to stop rising here, & money is moving towards DHAs especially commercials have shown a good jump in last two weeks.

Its continuous proces. Money will flow in RE for next whole year i think. But the direction of flow will divert here & there. Will again come to bahria in a short time. This is how price stability is achieved.

no idea of Bahria or DHA but in CDA things are moving positive, in B-17, FH and FMC things are very very hot. at least 10 lac jump in last one month. top city and faisal town is also starting to get some momentum.

Brother in dha multan 5 marla plot jumed from 20 lac toalmost 40 lacs in last 10 days.

In Dha bahawalpur 1 kanal plot file that was cosing 23 lacs snce ling has beome 37 lac rupees of cost now.

win Dha Quetta 1 kanal file that was costing 27 lacs since long has crossed 40 lacs now.

So propert boom had not over yet. In every boom there is always rise & little bit stabilization of rates then buying then again little bit satbilization bcoz people also book their profits.

You can continue your capital gain for upcoming two years without any tesion.

Today i went bahria 8 headoffice for plot transfer. Still its very rushy office as i saw last september 2020. But bahria has managed many things to reduce the rush. As they have moved account statement counter to main reception. NDC application counter near to mainenterance. In this way there is much room to stop all the clients inside the office.

I am surprised no one talking about the huge appreciation happening in DHA valley.
Commercial plots in the sector having Kalar
Sydan only access has jumped up from 32 Lacs to 65 Lacs, in Oleander, still no possession & ballot only on residentials but not on Commercials!
Same happening in the ballotted & possession plots in several blocks?
Bluebell residential reached 40 Lacs.
This is happening after possession letters deliverance…still veeranas but upon actual house construction start up which DHA is saying next 6 months, what would happen to the prices?
Here talk is only B-17 & I-series & some other low level societies, mostly!
DHA is saying 3rd ballot also in October.
Still DHA expressway not clear & prices jumped up in millions. What would happen once expressway gets clear?
Does it mean that gurus not interested because their investments not there or just ignorance of valley matters as it had bad reputation in past & people still living with that illusion?

Bahria Lahore has slightly ticked up. DHAs are booming at the moment like Multan, Bahawalpur, Quetta and Gujranwala all are making good gains. Multan and Quetta in particular are over-achieving. As for Lahore, prism has made huge leaps as according to my estimates, gains of 20% have been made over last month and half. Kanal prices for prism have jumped by roughly 40-50 lac over last 2 months (in areas where possession expected). Other areas of DHA Lahore (particularly phase 7) have room for growth when government officially announce amnesty extension at end of month.

Yes, CDA has made gains too. LDA city is going well too. As I mentioned before, boom is not over, it will go on for another 6-12 months because of amnesty extension+discontinuation of prize bonds so black money is flowing into real estate.

Abdul Qayyum Bhai, mera sirf experience B-17 and I series ka hai to mein wahan ka hi hal bta sakta hoon. DHA and Bahria ka mujhay kuch idea nahi hai to wahan ka mein kaisay btaoon. us k liye aap hein na.

For DHA valley, its locaed in pindi area. But in new revised islamabad masterplan, zone 2 and zone 5 areas will get extended. Zone 2 will include new land from 18 series up to new airport.

Whereas for zone 5, area will extend in such a way that DHA valley and dha 3 will become include in zone 5.

So very good uture for zone 2 & zone 5 including your DHA valley.

Apart from zoning aspect, my point is why millions of appreciation in DHA valley’s hot sectors are not being discussed here.
I called today for a 4 Marla commercial in hot block Oleander as per zameen quoted price & 75 Lacs. The dealer told me 65 Lacs offer has been rejected…
These plots were stagnant at max 32 Lacs few months before?
Bubble is everywhere but at least this huge appreciation to be discussed for prose & cons…
