Thank you for a detailed analysis of Clown Town. Coming from a technical professional this info carries lot of weight. But let me add another perspective to it.
Preamble: I’ve been going to Clown Town since time immemorial. Phases 2-6 and then 7-8 were built ground up in front of me. So I know exactly how much cutting and filling this joker has done.
First scene: There’s no denying of fact that the Clown has given new standards that were simply unprecedented. To the extent that it made posh CDA sectors look like ancient ruines in front of it. Became dream place for every young couple starting their lives and every retiree looking for peace and quiet.
Overseas just loved it, because they had not seen such gated and fully managed communities in Pakistan before.
Clown was in perfect alignment with the brass and taji khokhar who cleared every step of his way.
Tragedy: Then he stumbled upon landmine. Three reasons: politics, technical and succession.
Politically he mis-aligned himself with the power corridor and then next thing, Baba Rehmata was riding his neck.
Technically, although he brought wonderful town planning, he failed to innovate house construction suitable to terrain. It’s same old brick n mortar with tonnes of concrete. Nothing on prefab or alternate construction material. Entire America is built with wooden structures and prefab walls. So why couldn’t he research on similar lines.
Potohari soil is not compact enough to sustain heavy loads, so structures start to crumble, even if there is no filling. Plus it is in seisemic zone.
Succession wise he’s not lucky. Thousands of investors and residents just play ostritch when it comes to the point what will happen after the Clown.
Drop scene: This tragedy will take it’s toll. Whether completely messed up situation like Eden of Lahore, or perhaps complete takeover by DHA or someone else.
