DHA MULTAN Updates

As, I mentioned I am beginner and can not evaluate the market precisely.

In purchased files of PRISM and Multan solely for investment purpose. What I think is "one have to sell the files/plots at some best point. For example in case of Prism at time of balloting or when i got the plot number the rate was around 3.5 million for 5 marla. Now I have to pay 0.9 million development charges and if after 5 years expected price 5 million then I think better was to exit five years before (as gain in five years would be around 0.6 million) and put the money in any new project.

Am I wrong Sir? would love to be corrected.

Please also share the exit strategy for Multan.

Saadi bro, plots allocated through balloting will be very less in DHA Multan... So, I personally foresee a huge own on the installments files as we have seen in DHA Peshawar.... So, one must try his/ her luck....

Dr. Tauseef, I think it will be better to exit one the announcement is made by DHA for installments files if you don't want to wait for 4 to 5 years.

Dear khan bhai . I didnt get it. It means that not every file holder will be alloted a plot against its file in balloting?

allocation file holder will be included in balloting or not?

or there will be high demand of allocated plots after launch + balloting ?

i am asking too much i guess. But please guide thanks in advance

Dont you think once installment files are in the market, it will be very difficult for sell of full paid files holders ? I think must exit before otherwiese potentially no buyers for another 1.5years unless installment prices also go very hight

It means very few plots ll b offered on installments...This ballot ll b only for installment plots...and ll b without plot numbers.

Actual ballot in which plot numbers ll b given ll b held in the end of this year hopefully.In that ballot all allocation files ll b included.

Abu Muhammad, I totally agree with you... If installments files price will be close to existing fully paid files.... It will be hard to sell the fully paid files in the near future....

The fully paid files will be allocated plot numbers in another ballot afterwards.

Khan sb u r right. There will definitely be own on all successful applications.

Considering the current cash file is crossing 50 lac, DHA will not launch installment files below 68 - 70 lac.

Add the own amount of roughly 3-4 lac, it would be reaching 75 lac on installments.

Based on past references of DHA bwp and peshawar, investors like trading in installment files more than cash files but the nearly 50% cost difference will keep the cash files floating at a steady rate.

Bear in mind, in three years, there will be no difference between the two when all installments are paid. So cash files are still an attractive holding.

MBS bro, if the launch price will be touching 70 figure, then that is totally a different game... My analyses were based on launch price around 60 lacs for kanal.

1- you have taken position with short term in mind

2-If you have better alternative

The location of Dha Multan is very good ...The schemes near it have price between 5-12 lac...Even the newly launched societies there are not less than 4 lac per Marla...So I think this price is not high as it ll b in installments of 2.5 years..

Sir lets see…Btw don’t forget to add minimum another 2 million per kanal as development charges making the whole project for 9 million per kanal. If launched at 7 million, i still personally think that the project would take time to justify this tag.

All depends upon development...It is their first phase..I think development ll b completed in time...

Development charges ll b 17.5 lac

Sultan sb they are charging 19.5 lacs for phase 9 prism lahore development,I think development charges will be more than this figure.

May b Sir u are true but I heard from Dha Multan office that development charges ll b 17.5 lac
