The inauguration of the Islamabad International Airport brought about a fresh wave of investor interest in the city’s Wapda Town project. Located near the Paswal-Sangjani Motorway Interchange, the housing scheme is connected to the Islamabad-Peshawar Motorway (M-1). Through this highway network, society residents are allowed easy access to the airport.
The project, spanning 4375 kanals, is divided into five blocks: A, B, C, D, and E. The area itself currently hosts some of the top housing schemes in the city. B-17 Multigardens, Margalla View Housing Society, and Army Welfare Trust (AWT) Rawalpindi are a few notable examples.
The residential plot options on offer include 5-marla, 10-marla, 1-kanal, and 2-kanal-sized plots.
Development, possession and construction
As per the realtors interviewed for this blog, development is complete in Blocks A, B, and C, with construction work currently ongoing in Block D. Block E, meanwhile, still remains undeveloped. Possession is also available in the three finished blocks mentioned.
Construction of houses has begun as well.
A number of housing units have been constructed in each block, and several people have even moved to take up residence within them.
In the meanwhile, development work on a few commercial plazas has also taken place.
Market and prices
According to on-ground sources, the market in Wapda Town continues to perform slowly.
One point, however, should be noted.
The Islamabad International Airport is expected to increase the number of residents in Zone II; something that is bound to affect Wapda Town’s investment prospects in the medium to long-term period.
The prices for residential plots in Wapda Town Islamabad currently stand as follows:

What potential investors need to know
From the developmental perspective, affairs at Wapda Town Islamabad seem pretty good.
The roads are wide – at least by 40 feet. The main boulevard is 150 feet wide. Water and electricity provisions are available, and solar-panelled street lights have also been installed. Gas is still missing, but property experts estimate that it won’t take too long for this utility to make an appearance.
According to Khalid Hussain of Hussain Associates, Wapda Town Islamabad offers a decent long-term investment opportunity. Only a few houses have been constructed till-date, but in time, genuine buyers will flock to claim possession.
Block D, in particular, is a particularly attractive option worth considering for investment.
If you’re keen on putting your money to work here, choose a 10-marla plot (with a holding period of at least 2 years). This might well prove to be a sound way to earn some decent returns on your investment.
Genuine buyers interested in constructing their homes and taking up residence in a few years may also want to check out the project. Possession is available, and the amenities provided in the other – and more popular – neighbourhoods of Wapda Town are also good. The affordability factor is another plus.
