Taj Residencia’s popularity has largely arisen due to its relatively good location, and the stellar reputation of its developers: Pak Gulf Construction (Pvt) Ltd – of Centaurus fame.
The project is located adjacent to CDA Sectors I-14 and I-15, and its entrance opens up onto the I-14/15 Link Road. This means that even though the society itself is situated in Rawalpindi, it affords easy access to Islamabad’s prime destinations.
Although the development is a relatively small one (when compared with the other residential schemes in the area), it has still managed to attract the attention of genuine buyers and long-term investors.

A developed society
Taj Residencia is divided into several blocks named after flowers: Lily, Orchid, Tulip, Gardenia, Rose, Daffodil, Daisy, Aster, Iris, Geranium, Jasmine, Zinnia, and Marigold.
The developed plots include Tulip, Lily, Orchid, Gardenia, and Geranium. Possession is available here, and upon 50% of the total payment, you can even start constructing your home.
According to the sources interviewed, the developers have made good progress on their construction schedule. As soon as they get a block approved, the launch their developmental efforts.
NOC status and launch date
According to the details published on the Rawalpindi Development Authority’s (RDA) website, Taj Residencia’s (revised & extension) approval is currently in-process. The same fact was confirmed by the authority’s agents working on the ground.
A related (and much-awaited) development regarding the housing project concerns its official launch date. Previously, this was set for February this year.
According to Muhammad Yasir of Land Marketing Real Estate & Consultant, while there is no update yet on the situation, the launch is expected before the end of this month or the next.
Raja Babar of Linkers Developers and Builders opines that February 17 is Centaurus’s anniversary date, so it is likely that some development can be expected then as well.
Active market with ascending price trends
According to both Babar and Yasir, the market activity – pertaining to interest in Taj Residencia – is good.
Considering the overall state of the market, Taj Residencia, along with MPCHS Multi-Gardens B-17 and Gulberg, is one of the few projects that are faring extremely well.
The prices, in direct correlation, have also been rising.
Currently, the asking premium ranges between PKR 200,000 and PKR 400,000 in some of the developed blocks. In others, the price requested is the same as the launch price.
A great project for genuine buyers
Taj Residencia is a relatively small project – when compared with the likes of Bahria Town and Gulberg.
It will eventually grow in size to compete with these projects, considering the developer’s fast rate of construction/approval – but this turn of affairs is expected to take around five years. So if you are a long-term investor or a genuine buyer who plans to build a home in 2 or so years, the society presents an attractive option.
The project is also worth considering because it will have a sizeable commercial area, along with a number of amenities including parks and a school complex. Eventually, Raja expects it to serve as the commercial centre for both I-14 and I-15.
Long-term investors may stand to gain in a similar way, as the project and its surrounding areas develop. The prices will appreciate significantly over time – making it a development worth keeping some constant check on!
