At Zameen Expo 2018 Lahore, Lahoris looking for home or investment opportunities in Lahore were immensely interested in societies around the Southern Loop of Lahore Ring Road. Phase II of Sui Gas Housing scheme was one of those popular societies that people wanted to know about, according to a floor survey. So here’s the latest on Sui Gas Housing Scheme:
Situated just off Raiwind Road, it is located on Sharif Medical City Road. The location, while slightly remote isn’t far from amenities since it shares its boundaries with Sharif Medical Complex, Bahria Town, Army Welfare Trust Phase II, and National Fertiliser Cooperative Housing Society Phase II. Beacon Housing Society is also located nearby. Some of these housing schemes are highly developed and have robust commercial areas, so amenities are conveniently available
The remoteness of the location is no longer off-putting because of the Lahore Ring Road which is expected to give it convenient access to all parts of the city, significantly reducing the commute to the city centre and important amenities.
Development progress
Out of eight – A, B, C, D, E, F, G, and H – development is complete in two – Blocks A and B, according to Saspak Properties Sales Executive Zohaib ur Rehman. Zohaib added that possession will be available in Blocks C and D in the next four to six months since the basic development is complete.
Significant development has taken place in other blocks as well – roads have been carpeted and sewerage and water lines laid, according to Zohaib. Gas is also available in the housing scheme. However, work on electrification, while significant in Blocks A and B, is yet to be done in the remainder of the blocks. For that purpose, 32 kanals of land has also been earmarked for a grid station in the society. However, according to Zohaib, at the moment, there is no news of when work on it will begin.
State of the market
Phase II of Sui Gas Housing Scheme offers 1- and 2-kanal plots. While the 2-kanal plots are relatively less in number, they are located along the main boulevard and other primary locations. So, even though the demand is higher for 1-kanal plots, the 2-kanal plots are priced well and prices are expected to rise here significantly once the society is inhabited.
According to Zohaib, price trends were previously downwards, but now they have stabilised. The demand is decent because the housing scheme is attracting investors at the moment because of lowered prices. The prices in Sui Gas Housing Scheme stand as follows:

Options for buyers
The society’s development has been thoroughly planned. The phase is going to have large, beautifully landscaped parks, and ample space has been allotted for a school, gym, mosque, and a commercial area. Once Lahore Ring Road is complete, the electricity connection established, construction of homes initiated, and families begin moving there, it will become a really attractive place for genuine buyers. Zohaib was of the view it will take some time for a large number of families to shift to the housing scheme and that meanwhile, it is the perfect opportunity to buy a relatively cheap plot there, in case you are planning for the future or you are an investor.
Zohaib further explained that since prices are down at the moment and Lahore Ring Road can be expected to be completed in the next six months. Therefore, investment can be considered in Phase II of Sui Gas Housing Scheme. He added that an investor can expect short-term profits here and that they will begin gaining returns within this year.
