So, whether you are looking to invest in the posh housing scheme or have recently acquired a property in the area, here is all you need to know about how to transfer your property in DHA, Karachi.
Regular or normal Property Transfer
A regular or normal property transfer takes place when a buyer buys a plot from a seller. It is the most common type of transfer procedure.
Let’s take a look at the list of required documents as well the normal property transfer procedure in DHA, Karahi.
List of Required Documents
These are the documents you need to complete the process of property transfer in DHA, Karachi.
- A covering letter from the seller requesting for transfer of plot. The seller must sign this letter three times in the presence of a Defence Housing Authority officer. This part of the process is referred to as ‘Sign Before’
- The photocopies of Computerized National Identity Cards (CNIC) of both the buyer and the seller. Please make sure the copy includes both front and back sides of your CNIC
- One duly attested passport-size colour photograph of the buyer. The picture must not be more than 6 months old
- A duly attested affidavit on a PKR 100 stamp paper
- The original Allotment Order, Division Order, Transfer Order or Adjustment Letter, whichever is applicable
- If only an Intimation Letter has been issued, you will have to apply for Issuance of Allotment Order and Cancellation in the name of the buyer
- In case the transfer document includes the names of more than one owner, then each of them will have to attach a consent letter along with the documents for submission. The consent letter must mention the name and mailing address of the co-sharer.
- If the owner has lost the original property documents, they must apply for the issuance of Certified True Copy (CTC) and attach it alongside their documents. There is a separate fee and application procedure to obtain the Certified True Copy
- An undertaking for loan or mortgage of plot in DHA, Karachi
- A No-Objection Certificate (NOC) from the General Headquarters (GHQ) will also be needed if the allottee belongs to the Armed Forces
- A document proving duly paid Capital Value Tax (CVT), if applicable

Procedure for Normal Property Transfer
In order to transfer property in DHA, Karachi, the seller must ensure all there aren’t any outstanding dues on the plot that need to be cleared.
The seller must then submit their transfer documents at the DHA T&R (Transfer and Record) counter for scrutiny. If your plot receives clearance, the covering letter will be signed in the presence of a designated DHA officer and the transfer documents will be returned to the seller. The seller can hand over these documents to the buyer once their transaction has been completed.
The buyer can then pay the property transfer fee in the Account Branch. Since the transfer fee is subject to change, please confirm the final amount with the Account Branch before filling out a pay order. The Account Branch will then add necessary endorsements on the covering letter.
Next, the buyer needs to submit the transfer documents at the reception and acquire a receipt. This receipt will have the date of collection of the transfer order. The buyer can collect the documents on the specified date.
Hiba Transfer for Gifted Property
This type of transfer will take place if someone gifts their property in DHA, Karachi, to their children, parents or spouse.
List of Required Documents
Here are the documents you need to submit to complete Hiba transfer for a gifted property.
- A covering letter signed by the owner in the presence of designated DHA officer
- A duly attested affidavit on PKR 100 stamp paper (per donee)
- Photocopies of the donor and donee’s CNIC
- Two duly attested passport-sized photographs of both the donor and donee(s). The pictures must not be more than 6 months old
- Photocopies of valid DHA membership card or copy of the receipt of both donor and donee(s)
- The Original Transfer Order, Allotment Order, Division Order or Adjustment Letter, whichever is applicable
- The Certified True Copy of the transfer document, if needed
- The undertaking for loan or mortgage of the plot by the donor
- If the plot has more than one owner listed on the transfer form, a consent letter from each of them must be attached with the documents. This letter must include their names and mailing addresses
- NOC from GHQ, if needed
Procedure for Hiba Transfer
The property transfer procedure in DHA, Karachi, for Hiba and gifts is pretty similar to that of the normal transfer.
Once the donor ensures that all the dues on their plots have been cleared, they must submit the documents mentioned above at the DHA T&R (Transfer and Record) counter for scrutiny and clearance. The covering letter will be signed before the designated DHA officer the next day, after which the documents will be returned to the donor.
The donee will then submit the transfer fee in the Account Branch, where an officer will make necessary endorsements on the covering letter. Next, the donee will submit the transfer documents at the reception and obtain the receipt indicating the date of collection.
Legal Heir(s) Property Transfer
In the event of the death of a property owner, their plot or house is transferred to their legal heir(s), which may include, children, siblings, parents or spouse.

List of Required Documents
These are the documents that needed to be submitted to complete the process.
- A Legal Heirs Affidavit on PKR 100 Stamp Paper. The specimen can be downloaded from the official DHA, Karachi, website
- A duly attested copy of the deceased’s Death Certificate
- An attested CNIC/NIC photocopy of the deceased
- The Original Transfer Order, Allotment Order, Division Order or Adjustment Letter, whichever is applicable
- If the title document is not available, the legal heirs will have to apply for the issuance of CTC
- Fingerprints of each legal heir on separate plain papers. The male heirs must provide the fingerprints from their left hand while the female heirs have to provide prints from their right hand
- Three specimens of each legal heir’s signature on separate plain papers
- Two duly attested passport-sized photographs of each legal heir. The pictures must be recent
- An attested photocopy of each legal heir’s CNIC. In the case of minors, a copy of NADRA’s Form ‘B’ must be provided
- A Pay Order or Bank Draft of PKR 5000 as processing fee
- A duly attested Heirship Certificate
- Each legal heir must submit a consent letter mentioning their individual names and mailing address
- NOC from the GHQ, if needed
- If there is only one legal heir or the legal heir is a woman or minors, a press publication and affidavits from two of the deceased’s relatives must be submitted. In case of a single heir, the nominated witnesses will appear before a designated DHA officer and sign the affidavit in front of a camera. The document will be then attested by a gazetted officer
- In case of dispute, a Letter of Administration may be required from the court
Procedure for Legal Heir(s) Property Transfer
If all the legal heirs reside in Karachi, they must personally submit the documents to Defence Housing Authority. However, if the heirs live outside the city, they can also submit the completed documents by post.
After a designated DHA officer accepts the documents, the legal heirs must visit the cash counter at the Accounts Branch for the submission of required charges. An officer at the counter will add the necessary endorsements to the cover letter. The legal heirs can then submit the transfer documents at the reception counter and obtain a receipt.
All legal heirs must be present to receive the transfer letter.
Attestation of Affidavits
