When it comes to providing a quality lifestyle, the upscale society of Defence Housing Authority (DHA) Islamabad tops the list as one of the most popular areas to live in the federal capital. Although a number of new residential and commercial projects have surfaced in the city over the last few years, this upscale housing scheme has managed to maintain its status as one of the most sought-after areas to buy property in Islamabad. However, as you probably already know, buying a property is a lengthy process. Once you’ve signed the sales agreement, the next step to acquiring the property is to transfer it in your own name. Thankfully, the property transfer procedure in DHA Islamabad and Rawalpindi is rather straightforward.
Whether you’re planning to invest in the project or have recently acquired property in the area through gift deed or inheritance, here are the transfer procedures you need to familiarize yourself with:
- The normal property transfer process
- Transfer procedure by means of gift
- Property transfer to widow, widower or legal heir.
Here is a breakdown of the document requirements, fee structures and different property transfer procedures in one of the poshest and well-known residential societies in the Twin Cities.
Normal Property Transfer Procedure in DHA Islamabad and Rawalpindi
For the normal transfer procedure in DHA Islamabad, the seller must collect the Transfer Document Set from the Transfer & Record Dte. Reception and file a request for Statement of Dues and No Demand Certificate, more commonly referred to as NDC. For this, the seller would need to submit the following documents:
- Attested copy of the allotment letter
- Attested copies of both the seller and buyer’s CNIC
- An authority letter in case the seller is not available
It takes about 2 to 3 hours for the Finance Desk to intimate the dues. Once you’ve cleared the dues and paid the applicable taxes, it will take between two to three days to obtain NDC.
Then, along with the NDC, the required documents (listed below) need to be submitted at the Legal Desk. Following successful scrutiny, the documents will be forwarded to the Transfer Officer. The date and time for the transfer will also be given at this point.
Both seller and buyer need to be present at the time of transfer. Once the procedure is completed, the buyer can collect their allotment letter.
