Home » Real Estate Trends » Price Trends for DHA Lahore Prism IX
It is the second most popular Defence Housing Authority phase in Lahore and accounts for a large number of property transactions carried out in the society. Despite the fact that the real estate market currently is more receptive for the end user, those looking for medium- to long-term investment options still find Prism IX to be worth their money.
In fact, the prospects associated with Prism IX are so high that property owners have decided to hold on to their investments rather than sell them at current market conditions. And the fact also remains that people looking to invest smaller capital in reliable projects also find the phase appropriate for promising investment.
As an owner of a plot in Prism IX, if it interest you to find out how the slow market condition impact property rates and price trends here, this article is meant for you.
5-marla residential plots
It is the only plot category to have experienced a constant rise in market value. The market price journey between December 2017 and November 2018 has been rather smooth with a constant and gradual rise seen in the price. Have a look:
In terms of percentage, the price has increased by 13.13% and the rate currently hovers around PKR 4.56 million. When compared with the neighbouring DHA Phase VI, rates are much lower. The optimum value of 5-marla plots in Phase IX should be more than PKR 7 million by time possession is granted here.
10-marla residential plots
This plot category had a rather bumpy journey where the market rate followed an upward trajectory during the first half of the year and experience a mixed trends during the second half. The rates currently are seen to be dropping;
Over the last one year, price fluctuation has been rather stark, but the overall drop was still marginal at 0.32%. The current rate of a 10-marla plot in Phase IX is only one third of its optimum market value. By the time society grants possession here, plot value should easily be over PKR 14 million.
1-kanal residential plots
The year started off with a downward trend in prices but that couldn’t last past the first half. In fact, the price rise seen during the second half appear more stable and consistent. And since the rates currently are lower than the peak rate recorded in July 2017, the rates are expected to go up until another a new peak is touched;
The overall price change during the year has been marginal due to the reason explained above. The current rate of a 1-kanal plot in Phase IX is lower by 40% than its optimum. In the next less than five years, prices here can fill this gap.
2-kanal residential plots
The performance of this plot category has also been quite interesting to look at; the rates started to increase at impressively in the second quarter and took a downward path from the start of the third quarter. The market price right now is still higher than the rate recorded in December 2017;
Phase IX has a limited number of 2-kanal plots and their location is also prime, which makes them a precious asset to hold and wait until the market conditions improve. When developed and delivered, the optimum market value of 2-kanal would be PKR 55 million, while it currently hovers around PKR 28 million.

I could not get your point as per below statement;
“When developed and delivered, the optimum market value of 2-kanal would be PKR 5.5 million, while it currently hovers around PKR 2.8 million.”
What do you mean by this?
2-Kanal Residential Plot = Rs. 5.5 Million or Rs. 5500000

Also, if you can share the blocks in prism which are expected to get possession first and how much time it is remaining for possession to take place.
