As a metropolis of Khyber Pakhtunkhwa province, the city of Peshawar known more famously for its various flower species, is now also known for large number of development projects and rapidly growing real estate market.
According to Zameen.com Trends, the most popular property options amongst buyers are:

Hayatabad
This housing society is located in the outskirts of the city, along the western loop of Peshawar Ring Road, and is approachable from the Islamabad-Peshawar Motorway M-5 at the northern boundary of the society. The society comprises of seven phases. Phase VII was the latest addition and, as a result, prices there are more much lower than in any of the other phases.
This project is the most-established residential area of the city. On offer are 5-marla, 10-marla, 1-kanal, and 2-kanal plots. The prices for these are:

Regi Model Town
This is one of the oldest housing projects in the city and is known for its dense population and excellent development during the last five years. It is highly attractive to genuine buyers because of its safe neighbourhoods and green spaces that are a great option for people interested in raising a family.
The locality is divided into five zones, from I-V, which have residential plots of 5 marlas, 10 marlas and 1 kanal. Zones III and IV are better developed as compared to the other zones and offer possession, although they do not have a gas connection yet. Prices in Zone III and IV are higher than those in Zones I, II and V, primarily because of differences in the scale of development.
According to Mohsin Khan from Sabaoon Real Estate & Builders property rates have seen a rapid appreciation recently because of the increased interest of investors.

DHA Peshawar
The Defence Housing Authority launched its housing project in Peshawar during 2015 and this has emerged as a popular locality in the city since then. Only one phase has been launched as of yet, and that has been divided into blocks from A to J and possession isn’t available in any of these blocks. On offer are residential plots of 5-marla, 10-marla, and 1-kanal.
The 5-marla plots are available only in Sectors F and G. Sector A is the most popular sector of the society and has attracted a large number of investors and genuine buyers from the city. A 10-marla plot costs around PKR 2,800,000 in almost all sectors, and has an asking premium of PKR 700,000 in sector A.
The price of a 1-kanal plot in sector A ranges from PKR 5,800,000 to PKR 7,200,000, depending on the location; in sector B it is PKR 5,600,000 to PKR 6,500,000; in sector C it average around PKR 5,300,000.
