Being a somewhat new yet established housing project where 90% of the interested buyers are end users, Park View City is Islamabad’s unique real estate development. Ever since it received a go-ahead from the CDA, there haven’t really been any hiccups in its demand. In fact, the developer and the agents registered with the society found the response from overseas Pakistanis overwhelming.
If you, as a non-filer, are looking to buy a good piece of property in Islamabad, Park View City could very well be it. Here is our latest update on it.
Development status
Development work in Blocks A and B has been completed by 100%, where property possession was also granted a while ago. Currently, 60 houses here are getting ready to welcome their residents, while many plot owners, who are in fact end users, are looking to start construction of their houses.
In Block D, development work has been completed by 80%; work for laying sewerage and water lines has been completed. Since a huge part of this block is almost ready for possession, the developer has started to grant property possession to those looking to construct their homes in Block D.
In Blocks C, E and F, ground work has been completed; the developer is currently busy laying water and sewerage lines. From the look of it, work here appears to be close to completion in the next 6 months. Our sources have confirmed that the developer is neither looking to slow down the pace of development work nor does he believe in compromising on the work quality at all.
Work on blocks launched as Park View City extension i.e. Blocks H, J, and K is yet to kick off.
Land acquisition
Park View City’s excellent scope in terms of possible expansion on its three sides, makes it rather more unique. On top of it, the news regarding land acquisition has never been kept a secret. Owners of land connected with the society are in touch with the developer and we continue to hear about more land becoming part of Park View City.
And since the developer has now ample land available to launch some new blocks, we might be able to come across some new bookings this year. We wait to know more about it and will let you know as soon as we get our hands on some solid information.
Market demand
According to Park View City’s authorised agents, demand has remained consistent throughout the year, while those working with some housing society’s in the neighbourhood claim of little to no demand. And that’s even truer when it comes to buying property for personal use.
We have also learnt this interesting fact about Park View City that 75% of the buyers during the phase of society’s launch were end users. The percentage climbed to over 90% during the second phase of launch.
The main reason behind this trust extended by the end users at such wide scale is the developers’ commitment to offer the project on time. And that’s in addition to making sure that development work doesn’t halt and its quality is maintained.
Buying trends
Since almost all buyers here are end users, a sizeable percentage of which find smaller units matching their needs, demand for 5-marla and 10-marla residential plots has been higher here. While for many of these buyers, the ideal plot size for constructing a house for personal use is one kanal, the number of which is running short fast. In the meanwhile, the exclusive 2-kanal residential plots have also performed well due to their being limited in number.
A look at prices
The Park View City Islamabad payment plan introduced by the developer earlier year is still active and the developer hasn’t updated it. This means that you can still avail the same rates launched some nine months ago despite the fact development work in many blocks here has reached the advanced stages and also that possession is also expected to be granted in all of them soon.
