I have been told the price of 176 lakh Rs for the affidavit transfer. I would appreciate your suggestion on this i-e if the price is right and if the investment makes sense.

Rates of these files have increased from PKR 15 in mere 4 months.
Balloting and possession will bring along another jump in rates. What you are looking at in another 6 month is a property worth PKR 20 million or more. The sooner you purchase, the better it is.

If you could please share your thoughts about park enclave 1 and 2 in Islamabad, it will be great. CDA is accepting applications for phase 2 and the timing matches with the visits by overseas Pakistanis. This will be helpful in making the decision.
Your website is indeed a great help for us. May be (and if possible), the website may quote an indicative price range for each listing. This will help to indicate if the quoted price is higher or lower than the market. Could be as simple as average of all quoted prices.

Honestly speaking, you can’t be sure about the development speed of CDA’s projects and expect them to be completed within the committed time. Park Enclave 1 took years to see an official launch and while much of the work is still due on the phase 1, CDA is planning to sell its phase 2. And they have set great timings for it.
Park Enclave could be long term but it would nonetheless be Insha Allah a safe investment.

Yes, i would recommend you to buy one in Sector E-11. For apartments, this sector is the most in demand in Islamabad. Occupancy rate is also higher in apartment projects located in E-11.
My recommendation would be Warda Hamna Residencia II. You can also check Daisy Heights. But bear in mind that these two projects are currently under construction.

In Peshawar, no project is a match for Corniche Encalve but your budget is perhaps not enough for it. Still, i would recommend you to have a look at the details of this project.

if you want my advice on making short-term investment, i would recommend Grand Avnenues Sector A. If you wish to make it slightly long term, pick something along Raiwind Road. For solid mid- to long-term investment, go for Prism 9.

Considering the current situation, Bahria Karachi could take more than the promised time to offer possession. Moreover, due to the expected launch of Bahria Peshawar as well as issues pending in their Lahore projects, I have a feeling that Bahria Karachi will perhaps not remain on the developer’s priority list for a while.
In DHA Phase 8 Lahore, you can’t find anything in this budget. For investment in Lahore, i would recommend Prism 9 and if you wish to buy property in Karachi, consider DHA City. For both these project, 1 to 2 million would still not be enough.
The suggested localities are seeing decent activity in terms of property demand and price appreciation.

No, i won’t advise you to invest in NFC-2. There is no development in this project and the situation is stagnant from the past several years. You can instead look for some options in AWT-2.

Buy in DHA Phase II Ext, in the mentioned time, your investment will be many times more expensive and the locality too will be the best one to live in Islamabad. For buying land in Phase II Ext. i would recommend you to not compromise on location.

For commercial properties, which is of course more lucrative, you should go for newly launched 4 and 8 marla commercial in DHA Phase II Ext, Block Q, Islamabad.

Please do consider me for a 4 millions investment, where im looking to buy a plot and construct a home there within a year of time. My short listed spots are DHA Ph. 2 underdevelopment sectors and BT phase 8 (Safari valley) or any other prefer spot, my aim is to built a home and put it on rent for rental income.
You won’t be able to build a house in DHA Phase II Ext in a years time as it will take at least 5 years before possession offered there.
You should opt for Bahria Phase 8.

For such a rise in rates, Prism 9 would need at least 2 years, which is not bad since this phase is yet to see ground breaking.

DHA Islamabad has launched commercial plots in Phase II Ext Q Block.
In Lahore, You can find new bookings of 5 marla in DHA Phase 7.
