Ever since Defence Housing Authority Lahore granted possession of plots in Phase VII last year, demand here has been inching up. In fact, Phase VII is among the few DHA phases where investors join genuine buyers to gain good returns on investment in the medium term. The fact remains that DHA Lahore Phase VII is the cheapest of all developed phases for the 1-kanal plot category. Here is all that you need to know about making some excellent investment decisions.
Market update
Due to comparatively low property rates, the last one year witnessed decent transaction volume for residential plots here. And since the number of investors and buyers weren’t the same, there hasn’t really been a major jump in rates. Instead, a nice and gradual appreciation was witness but that too for prime category plots. Overall, property rates have mostly been stable.
Since a big part of this phase is yet to greet residents, and buyers have a number of options available, the demand-supply rule kept the situation under control.
Investment prospects
Phase VII is nestled among Phase VI and Phase VIII and when compared with these two, there is a stark difference in rates. Keeping it into account, investors eyeing long to medium term gains are seen actively buying plots in this phase. In addition, real estate builders are also constructing housing units for the end users. In the meanwhile, the end users are also eyeing prime category plots for their personal use.
This may or may not jack up the rates in near future but it does tell that rates here fall well within the range of buyers looking for 1-kanal plots. And for a lot of these buyers, right now could be the best time to purchase a plot or two in DHA.
Popular blocks
Most popular blocks here are obviously those more populated and these essentially are located closer to the phase’s main entrance i.e. Block P, R, and T. Property rates in these blocks, especially Block R, is higher than the remaining. There might be cheaper options available within these blocks but that would only be for plots close to the boundary, graveyard or some in odd size.
Except for some lanes in Block Z-2, all development work has been completed. For the blocks located at the rear side, the appreciation in rates would be gradual and this will take medium to long term.

This phase has the post potential return wise! I remember when no one used to go to blocks DD, CC etc phase 4 as it was considered very far, isolated and low end location and now it is the centre of DHA with one of the priciest plots. DHA phase 7 is developed outclass and in my view, you will, in the next 5 years see the rates comparable to phase 6. I am actively looking for a 2 kanal plot here but genuine sellers are rare.
