MPCHS Multi Gardens, B-17 attracted a lot of interest after the launch of its Block G a few months back. In general, the housing scheme has occupied a position in the list of top five projects in Zameen Search Trends in Islamabad, and has consistently hovered at the third or the fourth spot. It is also one of the housing projects in Islamabad that have retained the interest of investors over the last few years.
Currently, while the real estate market is generally dull in the country and within Islamabad as well, the experts interviewed felt that the market for MPCHS Multi Gardens has slowed slightly as well, however, it is still one of those projects that can and do attract investors because a good margin for profit exists.
MPCHS Multi Garden B-17 Block G post-launch situation
According to Muhammad Usman, a consultant with Asasa Real Estate, the first quarterly instalment has become due, and all the plots are already on resale. In fact, currently there is an asking premium on plots here that ranges between PKR 100,000 and PKR 450,000 depending on the location and size of the plots.
As it is, the current asking premiums on these files stand as follows:

However, it must be kept in mind that it will be around 2 to 3 years before significant development is completed and it is understandable since the payment plan itself spans 4 years, so before that, not much should be expected except an increasing level of development.
Meanwhile, the balloting, as is the case with MPCHS and Multi Gardens usually, will take place after the second instalment that is due in January 2019. So, the balloting and map are expected around March or April, according to the experts interviewed.
If the low prices suit your budget, Usman felt that Block G is worth considering for investment. Meanwhile, if you have around PKR 2 million to PKR 3 million, Usman recommended that your best bet is Block F on MPCHS Multi Gardens, B-17, where you can buy a 5-marla plot in that money and expect a good margin of profit.
MPCHS Multi Garden B-17 Block F prices and situation
According to the Zafar Manzoor of City Deal Real Estate, about 40% of the development has been completed in Block F and Usman explained that possession is available in the completed sections and more development is taking place. Moreover, there are some instalment plots available as well. The prices there for old plots are as follows:

Meanwhile, there is an asking premium of around PKR 1 million to PKR 1.4 million on the 5-marla instalment plots as well.

What is the future of MPCHS b-17 all the blocks
The interest in the project has decreased slightly recently though it still remains highly popular. In the long run, however, as the development takes place, construction begins, possession is handed over, and perhaps if MPCHS manages to get that interchange onto motorway, good things can be expected from the future.

In Block F, the price for 5-marla falls between PKR 2.5 million and PKR 3 million. The prices in Block G are around PKR 2.5 million.
