Multi Professional Co-operative Housing Society (MPCHS) Multi Gardens in Sector B-17 has been a constant presence in the Top 5 list of Zameen Search Trends in Islamabad. The housing scheme has also shown consistent growth in its prices. To add to its lucrativeness, the developers of the project have been developing it diligently and – sans the issues in Block D – the project has given no cause for disappointment to its clients – whether genuine buyers or investors.
Block G launching soon in MPCHS, B-17
So it is not surprising that considerable excitement exists about the launch of Block G and the prospect of availability of instalment plots. The news has been around for a while. At first, it was expected that the block will be launched before Ramazan. When it wasn’t, the expectation was that it will be launched during Ramazan.
However, the latest, according to both Syed Ali Raza of Profit Ole and Waqas Haider of Currentage Assoicates, is that it is going to be launched right after Eid. Waqas elaborated that the launch can be expected within 10 to 15 days of Eid-ul-Fitr. He was also confident that the block will be launched in June. So if you are looking for relatively easy investment in MPCHS B-17, you may want to wait for that.
Instalment plots
The plots on offer will include 5-marla, 8-marla, 10-marla, 14-marla and 1-kanal plots. The 5-marla plots are going to be priced around PKR 2.445 million; the 8-marla plots will be priced PKR 2.885 million; the 10-marla plots will be available for PKR 3.785 million; the 14-marla plots will be priced at PKR 4.685 million; finally, the 1-kanal plots will be priced at PKR 6.36 million.
After the down payment, the remaining amount can be paid in 16 quarterly instalments. It should also be noted that these amount include development charges. Below are the complete details of the payment plan:

In case of lump-sum payment, you get 21% off. So 5-marla plot is priced at PKR 1.93 million; 8-marla plot is priced at PKR 2.29 million; 10-marla plots are available for PKR 2.99 million. For 14-marla plots you will have to pay PKR 3.71 million, and 1-kanal plots can be had for PKR 5.02 million.
Why consider investment?
According to Waqas, investment in Block G will particularly suit small-scale, long-term investors. He explained that currently the development is taking place in the blocks where possession has become available. So it will take a little time before development begins here. He estimated that anyone looking to invest in Block G of MPCHS B-17 will have to wait for about 18 to 24 months for the maturity of their investment – naturally, the returns will be high.
Another reason he offered to invest in MPCHS B-17 was that Blocks G and F are going to be the nearest blocks to the motorway interchange. So both of these blocks will see a rise in their values.

As I predicted few months ago on this forum, a fake hype was orchestrated in Block B,C,E in order to justify high launching prices of Sector G.
Now market will be left with more inventory compared to the demand. Ultimately there will be market correction and regular buyers will be left to face the lowered prices.
Considering that the payment is to be completed in instalments spread over almost four years, don’t you feel the prices are relatively fair for their value 4 years later?
Why would one invest over 5 million in a plot which doesn’t exist right now and will not be developed for at least another 5-10 years, while on the other hand you can buy possession plot in E block for same price.
Secondly, if you add only 1-2 million more you can buy possession plot in C block which will be within Islamabad Zone-II address. G block is outside Zone-II and CDA will not be the regulatory body for this project.
With that said, I agree that 4 year payment plan offers value for someone who wants to park some extra money for long term investment.

They have not yet developed or given possession in areas of block C where installments completed more than 5 years ago and they keep on launching new blocks with false hype about the project. These prices are very high even considering installments and their past track record for development pace.
By the way, which motorway interchange are you talking about? There is no such approved plan for any motorway interchange for B-17. Even the nearest one (probably the one for AWT) has no proper link road to B-17. If there is any such approved plan, please share the official link where its announced.
According to Waqas Haider of Currentage Assoicates, actually, very small area of Block C has land acquisition issues, which is why possession hasn’t been granted for that area. However, the developers are taking active steps to resolve the issues there and in Block D.
As far as Motorway Interchange is concerned, that is still in the paperwork stage. It will be quite a while before we see any concrete steps being taken on the matter. And, according to Waqas, it will be a new interchange onto Islamabad-Peshawar Motorway (M-1).

Moreover, according to Lahore Properties CEO Farhan Ali recommended that it is better to avoid Blocks D and parts of Block C where possession isn’t available, since there are land acquisition issues there. You can check out and consider blocks.

However, my major concern is that on some ads on zameen.com, they provide incomplete price. When I called on the phone number and talked to the person whose name is given on the ads says, this price is only the down payment, or this price is the profit on plot/file, or this price is laba, laba, laba, laba.
Why can’t they provide complete details?
I look forward at the leadership of Zameen.com to establish the set process and procedures to ensure the accuracy of the ad details before to publish it on the platform.

I think there is already a mechanism in place for this. Since file prices fluctuate significantly, you will find “check price” option beside the file price in zameen.com property listings. This will be particularly true of properties on instalment and new housing schemes. If you keep that in mind, you will not have to face any issue. In general MPCHS is not particularly reliable. There are possession issues. I paid full amount including possession charges. However, at the time of selling it was discovered that my plot’s possession is not with MPCHS (B-17) and it was one of many disputed plots sold. It was a mental torture till I sold my plot at a loss. Summing up, I will not recommend MPCHS.

Considering the new rules regarding real estate, the prices are far too high. You won’t find more overseas investors as well due to incomplete information from the FBR regarding investments by overseas Pakistanis.
Things have become quite clear for the overseas Pakistanis after the former Finance Minister’s windup speech when the budget was approved. Foreign Pakistanis will have to file one-page e-return.

Filing that, overseas Pakistanis will be able to becomes filers and buy property valuing greater than PKR 5 million.

@ Fahad Dear Can you tell mw whats issue of B17-E Block,I went to submit my file for floor plan approval and B17 Mang told me that its not under CDA,It will be approved by RDA,I am shocked as they told before its CDA sector..Also there is no Water supply system from society,they are saying that use your own boring
The initial blocks are located under CDA jurisdiction but the remaining blocks are under RDA’s jurisdiction. I will confirm about the water issue and get back to you as soon as possible.
