This society is among the top most searched housing schemes in Lahore among people looking for buy residential plots. Real estate agents registered with Zameen.com also report a constant rise in number of inquiries made against the property listings updated for LDA Avenue I plots. The society is also among the top few places that started to generate demand among the end users soon after the General Elections 2018 took place. Market trends
The society’s popularity primarily depends on the fact that it is among the cheapest places in Lahore for buying developed residential plots. That’s also why most of the active buyers are the end users left priced out from other prime housing schemes. In the meanwhile, construction of houses is also underway in many blocks including Blocks A, B, C, D, F, H, and M. These are also the blocks where litigation issues either don’t exist or only a small chunk of land is disputed.
Buying trends
According to our sources, the demand is higher for 10-marla plots in developed blocks having minor or no litigation issues. These include blocks A, D, J, and M. Furthermore, plot files for plots facing soft litigation issues are also being sold in blocks where the problem is expected to settle in favour of the society. In the meanwhile, rates of litigated plots remain much lower than the cleared plots. Furthermore, investment activity witnessed in blocks and parts of blocks that have lately moved closer to seeing a positive development regarding litigation issues.
Litigation issues
Except for Block H, litigation issues exists throughout the society. The situation in some blocks, Block K and L, is rather major but the fact remains that LDA is following the due procedure to sort the matter. In this regard, agreement with owner of litigated land in Block G (35% of the total area) has almost been finalised. It is expected that as soon as the LDA finds it convenient to focus on the matter, the issue will be resolved.

A look at prices
The price appreciation rate in the last three months has been better for plots cleared from litigation issues, followed by that for plots in soft litigation while the prices of plots in hard litigation have been the same. Have a look;

In the current circumstances, the expectations from LDA in terms of clearing the society of land litigation cases have increased.
Furthermore, due to the fact that the litigation matters in Block G were being resolved with the land owner before the new LDA director general took charge and these can be fixed, this block is deemed suitable for investment.
