LDA City is one of the projects in Lahore that interests investors in the city. It is an LDA project, so despite any hiccups it may face, it is expected that investors and buyers are going to have their share of good results eventually.
LDA City is located exactly on Ferozepur Road, not far from the Lahore Ring Road Interchange on Gaju Matah. Here’s the latest from the project:
State of the market
According to Junaid Khan of Khan Estate LDA City, the market is slow currently and prices have decreased, at least for 5-, and 10-marla plots since our last update on LDA City two months ago. Then, the expectation was that the prices will increase since the development had begun, but according to Khan, due to a lack of funds, the development has stopped again. He expected that the development will begin again once the new government have taken over, LDA passes its new budget, and new funds are released.
Once the development begins, the prices, which are stable right now, can be expected to go upwards again. Currently, the prices stand as follows:
Plot size | Average Prices |
5 marla | 1,300,000 |
10 marla | 2,100,000 |
1 kanal | 3,300,000 |
News on balloting and map
The most anticipated event, however, is the balloting. Balloting is expected to clear the situation for LDA City, so everyone awaits it. The balloting is delayed for now, however. According to Khan, the rumour is that the balloting will take place in December, however, nothing confirmed has been announced by LDA itself. When something new is announced, we will be sure to update you about it.
Investment in LDA City
According to Khan, investment is worth considering in LDA City Lahore. One of the things that need to be kept in mind when investing is that you should buy Exemption Files only. These are the files that have been granted exemption by the administration. In short, these are the files against which land has already been purchased.
Readers had also wanted to know if there was any way to ensure that the files they buy are for Sector 4 and 5. According to Khan, it is Sector 4 and 5 only for which Exemption Files have been issued and balloting is going to take place for these sectors. Khan felt that 5-marla plots in Sector 5, or 10-marla plots in Sector 4 would be the best option.
He explained that the prices for files are usually susceptible to fluid changes. They can rise and fall in a matter of days. In that sense, 5- and 10-marla plots are easy to easy to sell. 1-kanal plots are usually bought by genuine buyers and considering the large amount of money involved, the transactions can take longer, potentially resulting in lower profits in any case. He also felt that any investment will have to be medium-term and good returns can be expected in about a year’s time.
