Market trends
According to Mian Liaqat Ali of Pak Land Estate & Builders, the rise in demand was noticed soon after the General Election 2018’s dust started to settle. From a random rise in inquiries to a sudden increase recorded in the transaction volume, the market sentiments have translated into how the market fares for LDA Avenue I.
Ali is enthusiastic about the market response where the demand is going up with every passing day. He also believes that since many people head home for Eid-ul-Adha, their role in creating such happening market for this particular project cannot be ignored. In fact, the timing is perfect for LDA Avenue I, which due to various reasons including litigation, is the cheapest housing society found on Raiwind Road.

Buying Trends
As compared to 1-kanal plots, the demand for 10-marla plots is much, much higher. For every two 1-kanal plots transferred, the number of 10-marla plots comes to eight plots. According to Ali, most of the buyers up for 10-marla plots are also looking to get started with the construction of their homes in the near future, while those opting for 1-kanal plots have slightly longer term plans.
It has also been learnt that construction of 10-marla units is on the rise in LDA Avenue I in blocks and for plots that are clear from any litigation issues. Ali believes that provision of civic facilities such as parks, commercial area, masjid and a community centre will make the society more desirable for tenants. He added that it might take the next couple of years before LDA Avenue I can have these.
According to Ali, demand for 10-marlas plot is high in Blocks D, J, and M, while that for 1-kanal plots is noticed for Blocks H and F.
Litigated blocks and plots in soft litigation
The variation in rates of plots is rather stark and that’s because several blocks here are in litigation. Some of these blocks and parts of the blocks are in soft litigation, which means that the Lahore Development Authority (LDA) has possession of that land, but it is still disputed. The other kind of litigation is where the LDA does not have possession of the litigated land.
For the plots located in soft litigation areas, the buyers have to sign an affidavit that they are aware of the status of the plot and are bound via this document to not hold LDA accountable for how the matter is resolved in the court regarding the legal status of such land. Rates of such plots are cheaper than that of clear plots but higher than the plots located in blocks where the LDA doesn’t have possession of the land.
A look at market rates
As explained above, the difference of same sized plots in litigated and clear areas is different. Among the mentioned rates, the cheapest is for the non-transferable plots in the litigated areas, a bit higher is for transferable plots (on affidavit) in the litigation (soft) blocks and land, and the highest is the market rates of plots that are clear of any litigation. Investment tip
Looking at the above rates, it is easier to get tempted by the low prices of litigated plots. One can naturally feel inclined to taking the risk of buying a cheaper plot in litigation with hopes of seeing the matter getting resolved in favour of LDA Avenue I stakeholders. Ali, however, recommends against it. He suggests that the readers should go only for the clear plots to avoid any inconvenience.

NAB ask people to register on their website whoever have paid for these plots, but after that no news.

LDA operates autonomously, I am not sure if they will be willing to share this information.

Please find out if your plot has been cleared from the litigation issues. The last time i checked, G block was 90% in litigation but the land owner was negotiating with the LDA. Please get the latest information from Mian Liaqat Ali of Pak Land Estate & Builders; +92-321-430-0740.
