LDA Avenue-I is one of the many housing societies in Lahore that are taking the toll of increased taxes on the property market. Before implementation of the new tax collection mechanism, property rates in LDA Avenue-1 experienced a steady growth according to our market report of H-1 2016. Coupled with stable demand and the fact that the society was ready to greet new residents with all utility services available, it was considered one of the cheapest housing projects on Raiwind Road back then.
Litigation Status
In almost the entire project, you can find plots in litigation. In some of these blocks, over 90% of the land is in litigation. According to Al-Nafay Associates Muhammad Usman, the case of litigated plots in LDA Avenue-I is in court, and decision is pending. Before the verdict is given, LDA cannot move forward with attending those plots.
Meanwhile, one thing about the litigated plots is clear – the LDA has blocked their transfer. In other words, you cannot mistakenly buy any such property here, says Usman.
Current status
The market demand for LDA-Avenue-I has dropped by 50%, and the market is currently seller-rich, Usman told us. In such a setup, the rates are determined by the buyers since they have many options to choose from. It is the main reasons why a gradual yet consistent drop is seen in rates of plots in this society.
Quite surprisingly, for the blocks where the end users – essentially those looking to construct their homes in the near future – are interested, we haven’t seen any rise in rates.
Block-wise rates
LDA Avenue-I comprises 11 blocks, and the percentage of litigated plots in each of these blocks is different. Due to litigation issues, the variation in market rate of residential plots is also huge, according to the information shared by Usman.
Block A
This block has around 1,200 residential plots, out of which 35% are in litigation. The minimum rates mentioned in these tables are for the plots having litigation issues.

Block B
In this block, the total plot count reaches 665. The litigation issues exist in 70% area of Block B.

Block C features more than 1,600 plots, and 25% area in this block is in litigation.

This block has over 1,600 plots, 15% of which are in litigation.

Only 5% of the plots in Block H are in litigation. This block comprises approximately 550 plots, all of them of 1 kanal.

With around 1,200 plots, 15% area here is in litigation. This block features a limited number of 1-kanal plots, which lie on the main boulevard, explaining their high price tags.

Block K
It is 90% in litigation and features approximately 900 plots.

Where to invest
At the moment, the most favourite blocks among genuine buyers are Blocks M and J. These buyers are also more interested in 10-marla plots. That’s primarily because compared with 1-kanal houses, the construction cost of 10-marla units is less. In addition to that, the number of families already residing in LDA Avenue is higher for the afore-mentioned blocks.
The buyers interested in 1-kanal residential plots are keener to consider Blocks A, C, D, F and H.

Meanwhile, I would like to draw your attention to an important issue. As we all know AWT is a reliable society backed by Pak Army.
Further the location of AWT Phase 2 is great from future perspective. However, an important issue that we have discovered that few plots of phase 2 are under litigation and to our most surprise the AWT authorities are transferring the file. Though this is extremely unfair that the plots are under litigation are approved to be transfer. Can you please shed some light on this issue and find out the cause, reason and the expected resolution date? Thanks and appreciates your continuous efforts.

why court is taking so long and what lda plans for these plot holders.
Almost all blocks have boulevards. Why only J block has so much high price?
