Market trends
Property demand started to pick up pace at the start of this year. Experts looking closely at this project have seen people moving their investments from other societies in hopes of getting tempting returns on investment. That, coupled with the developer of Gulberg Residencia resuming development work in some blocks, does seem convincing after all.
Some concerns
The developer is yet to acquire complete property possession in at least six of its blocks, which are Blocks B, E, F, O, K, and N. While trying to get exact details on how much land in these blocks is still in litigation, we learnt that the exact details are with the developer, and have not been divulged.
Our sources nonetheless believe that any investment made here will be secure as the developer will get the land, develop it and handover the plots to the respective owners. And that’s despite the fact that possession here was promised in 2016.

Here are the details on development and possession status for each block in Gulberg Residencia along with their property rates:
Block A
Development work here is underway, where earthwork has been completed, while work is underway to lay the road network and sewerage lines. Possession is yet to be handed over in Block A.

If you compare the above mentioned rates with those of same plots sized the same in neighbouring housing societies, you will definitely find Gulberg Residencia much cheaper. But since the difference in rates is also due to the fact that the society is yet to be fully developed and handed over and also that it has some litigation issues, the society’s future depends on how the developer goes about attending to these. In more ways than one, any investment made in Gulberg Residencia will be medium term.

Development work is very very slow in gulgerg.in think it will take more than 5 to 6 years for residence…and it is draw back of this society…
i have a plot in gulberg islamabad since 2007 in t block. 12 years past i apply many times for possession but gulberg refused some work is pending. i am totally disappointing their performance and thinking to sale my plot and build a house an other place. i am old allocate but i have totally fed up their performance i have a land but i cannot build a house other new purchaser build a house but old allottee are facing injustice from the society

Hi Samra, I have a 7 Marla plot in R Block can i have an update on what is the current Market value in this area since I am Living in UAE so not aware of the situation, I remember there was one MAZAR near that plot but now Few Roads are there in that area although from Gulberg green to that specific R Block is still a bit difficult.
