Lahore Motorway City (LMC), as the name suggests, is a cooperative housing society located right on the Lahore Motorway. It has gained as much popularity yet, due to its rather remote location but the project does have the potential and can be considered, both due to its potential in terms of development and in terms of its location.
LMC is divided into five blocks, P, Q, R, S, T, and U. These have been further divided into S Blocks Home (and its own extension) and T-Prime and Trust Prime, both extensions of Block T. Lahore Motorway City is spread over about 20,000 kanals of land, where about 2,500 residential and commercial plots ranging in size from 2 marlas (commercial plots only) to 2 kanals (residential plots only).
TMA and LDA approvals
In our last update on Lahore Motorway City, one of the most important questions asked by our readers was whether LMC is approved by Lahore Development Authority (LDA). Some confusion exists on the matter. The housing scheme might not be approved by LDA, but it is approved by Tehsil Municipal Administration (TMA) instead, as it falls under its jurisdiction.
Humayun Khan of LMC Xperts explained the reason for the confusion. He revealed that when the housing scheme was launched, the area did not fall under LDA, so, naturally, it was not approved by LDA, but by the local TMA. LMC fell under LDA jurisdiction after December 2013. So, the current understanding between LDA and LMC is that since 20,000 kanals of land is already approved by TMA, it doesn’t require the approval of the LDA. However, if and when LMC extends beyond that limit, according to Khan, that extension will have to be approved by the LDA.
The state of development and possession
According to both Khan and Nadeem Nazir of Realestix, development is significantly complete and possession is available throughout the project wherever the plots are on-ground (and not in the form of files.)
So, since our last update in October 2017, development has been completed and possession has become available in Block S Homes. Development was complete in Blocks P, Q, R, S and T. Electricity (underground wiring), water and sewerage connections are available – the housing scheme is yet to get a gas connection.
State of market, prices, and investment
Lahore Motorway City has, naturally, been affected by the state of the market. According to Nadeem, recently, the investors have been acting particularly cautiously. However, genuine buyers are still keeping the market afloat. It is then, natural, that while the prices have been stable, they haven’t fallen either. Currently, the prices stand as follows
Plot Size | Prices in PKR |
5 marla | 1,300,000—1,900,000 |
7 marla | 1,600,000—2,200,000 |
10 marla | 1,700,000—3,200,000 |
1 kanal | 4,000,000—5,000,000 |
2 kanal | 7,500,000—10,200,000 |
According to Nadeem, currently the conditions for investment are not particularly ripe for short-term investment, since the market has been stable for a while now. Moreover, considering that the elections are coming up, the prices will remain low in the short term, but if you are looking to make long-term investment, you can consider it, Nadeem contended. He explained that the LMC has all the ingredients of a good housing scheme, it just needs to turn the trends and attention towards itself. Similarly, an interchange onto the new Lahore-Multan motorway can also be a game-changer for the housing scheme in the medium-term. That remains to be seen, however.

Dear Fahad,
As far as i know and i inquired about the cooperative status of the society from the society office and got a reply of not being a cooperative society.
It was supposed to be when it was launched in its early years. But when the ownership was changed in between and co-operative status has been out of option since then.
This is a huge deciding factor for genuine buyers. Plus, No Bank Home loan can be availed due to non availability of LDA approval whatever legitimate and justified reasons society has for it.
I think i am conveying my point as a genuine client (which in case also wants to avail bank loan) won’t be able to get these plots no matter how much economical and attractive as a society plots these are.
This makes the LMC for only long term investors or genuine buyers who have the funds to build a home on their own. What do you say?
Let me get back to you about the cooperative status as soon as possible. Thank you for the remainder of your analysis, I feel other readers will really find it helpful!
Hello there great views,
I would like to raise my Question plz,
I have purchased 1 plot in LMC but the file documents still not received as its more then 40 days passed. As per the concern person, they are saying it will take approximately 3 month to transfer the file into another name and after that you are able to get.
So ,the Question is it is true ? And its take same duration to transfer a documents file?
When trust prime balloting will be held?
We are waiting since 3 years. every year society said it will be held in March, but still not balloted.
What would we do now?
sale in loss or wait?
If wait how much??
