Islamabad’s real estate market has a number of exciting projects which are sure to provide one of the most exciting opportunities for investment and buying for both genuine buyers and investors. At the moment, localities on Kashmir Highway are doing really well, and plots of 5 marlas have garnered a lot of attention.
Localities of University and Faisal Town, Top City 1, and Mumtaz City are the localities which have been performing the best. The market for 5-marla plots has done surprisingly well, in terms of how trading for this particular plot size has picked up pace.
Top City 1
Top City 1 has remained at the top for a long time, especially since the Islamabad International Airport was launched. While the last few months recorded only stable market activity, since the last week, trading has resumed. Sarmad Habib, a real estate agent attributes this to the swearing in of the new government that has spread a wave of positivity and increased economic activity.
Riaz Khokhar from Fatima Associates believes that the 5-marla plots are doing really well and provide good value for investment. Habib has observed that more investors are buying 5-marla plots, whereas, more genuine buyers are inclined towards larger sized-plots such as 7-, 8-, and 10-marlas. Khokhar terms investment in 5-marla plot files in Top City 1 as the safest investment in Islamabad because he has observed prices increasing and expects that these will further increase because of the close proximity of the project to all major attractions in the capital.
A plot file for a general 5-marla plot in Top City 1 costs PKR 2,400,000.
Mumtaz City
Mumtaz City is considered second to Top City 1. It has all the right ingredients which makes it an attractive option for investment. This includes good pace of development and attractive prices. According to Rohail Ali from Bajwa Associates, more investors are eager to invest in 5-marla plots. He believes that this is because of price competitiveness of a 5-marla plot as compared to a 10-marla plot. However, Ali notes that still a large number of people still prefer 10-marla plots because it’s easier for them to plan a house for their family. However, a 5-marla plot offers good value of investment and there are a large number of buyers of this, mostly smaller families, who prefer to have a smaller home.
The price of a 5-marla plot in Mumtaz City lies between PKR 3,800,000 and PKR 4,200,000.
Faisal and University Town
Both of these projects have emerged to prominence after the inauguration of the Islamabad International Airport. Prices here are relatively low now, and are the reason why so many seem to be investing here. According to Rana Ahmad from Al Hafeez Associates, in Faisal Town, 5-marla plots are being traded in bulks. Even genuine buyers seem interested. This is probably because smaller plot sizes are suitable for smaller families. In Blocks A and B, more 10-marla plots are available for sale, whereas in Block C, more 5-marla plots are available. The price of these is PKR 3,600,000 with a premium of PKR 80,000- PKR 100,000. Ahmad notes that approximately 3-4 genuine buyers visit daily to buy a 5-marla plot.
In University Town, Zohaib Akram, a real estate agent, has observed that almost 90% of his clients are genuine buyers interested in buying 5-marla plots, costing between PKR 1,450,000 (in non-possession areas) and PKR 2,650,000 (in areas where possession is available).
Plots of 5 marlas offer good value of investment for anyone looking to invest for short term. The price competitiveness gives an edge to everyone looking for a chance to earn good value of money with low costs of investment.
