The city is located next to Taxila, and lies at a driving distance of 15 kilometres from the Islamabad International Airport and Kashmir Highway. Due to its close proximity to important developments in Islamabad, it was only natural for Wah to witness a rise in real-estate demand among investors. But that’s not the only reason why Wah is attractive on the property-acquisition front.
The security aspect
Wah is set up around the cantonment area, making it an extremely secure place to live in. The entire area is sensitive because of the important facilities set up here, which explains why the security protocol is followed so strictly. Furthermore, the land located outside of Wah Cantt is also owned by the cantonment authorities, which essentially means that it is leased out instead of being sold.
The regulatory part
It is among the few cities in Pakistan where building regulations are implemented to the very core. All construction activities carried against the approved map are demolished. This has led all real-estate developers to thoroughly follow all notified regulations.
Due to strict implementation of regulations, the city has kept its serene aura intact. You will find all buildings, societies, roads and all other facilities sync in perfectly to help allow Wah remain a calm and well-maintained city.
Infrastructure facilities
Wah’s local population primarily consists of the salaried middle-class; with many people employed in Islamabad and Rawalpindi. So frequent travelling to and from these cities require the infrastructure and transport facilities to be up to the mark. Fortunately, Wah is covered at both ends, so travelling about 40 minutes daily to and from Rawalpindi and Islamabad is not a problem for many.
The general ambience
Because of being under cantonment control, Wah is a clean and green city. You can gauge the city’s true strength from the fact that the operation launched against encroachers here was completed in a couple of days, and no incidents of the land being re-taken have so far been reported.
Facilities and features
Wah is home to a number of educational institutes known far and wide for their academic excellence. It might surprise some of you to know that the literacy rate here is 100%. So it’s no wonder that the idea of buying property here seems practical to many.
The prime attraction of Wah remains the fact that real-estate developments here are planned and carried out in according to the approved maps. Those found breaching the regulations are dealt with ‘then and there’, as reported by Malik Mudasir of Craftsmen Associates.
The future potential
In the last five year, the city has attracted a lot of buyers from Rawalpindi, Islamabad and other parts of the country, revealed Mudasir. It is also the reason why the price of land here has seen massive growth during these years. The proximity to some of the most sought-after housing schemes in Islamabad from Wah, including MPECHS B-17, Faisal Hills and PAF Tarnol, has made many people develop an abiding interest in several newly-launched housing schemes in the city, he added further.
The city is on a verge of change in terms of real-estate developments, as many developers fond of vertical structures find Wah an apt location for their planned projects, believes Mudasir. The city currently has only two high-rise developments, one of which is soon to be made ready for its owners.
Commercial attractions
On this front, the ground is untapped – and some very savvy real-estate developers have been able to gauge its potential just in time. Many commercial attractions in the form of mixed-use developments, business complexes, shopping malls and commercial markets are also being planned. This will open doors to a variety of local brand stores eager to explore new commercial horizons. So if you are looking to make some wise and affordable real-estate investing, you better keep a close eye on commercial developments planned in Wah.
