Gwadar Golf City by BSM Developers is one of the largest private projects in Gwadar. Not only does it promise development, but a significant amount of development has been seen in Gwadar Golf City in the past six months. It is not surprising then that now – very much in keeping with how Bahria Town deals – Gwadar Golf City has decided to launch what has been titled “Pak China Enclave” within Gwadar Golf City.
Pak China Enclave in Gwadar Golf City
Pak China Enclave is going to contain 200 sq. yd. (8 marla), 250 sq. yd. (10 marla) and 500 sq. yd. (1 kanal) residential plots while it is also going to have 200 sq. yd. commercial plots. The pre-launch booking for these plots began about a week ago and launch is expected around the end of November.
Fantastic amenities are planned in Pak China Enclave including parks, mosques, commercial area, as can be seen in the map below but, most notably, Pakistan’s first private expo centre, according to Rana Dastagir of Royal Associates.

Payment plant for Pak China Enclave in Gwadar Golf City
The payment plan for the plots extends over four years where after a small down payment, the remaining amount can be paid in easy monthly instalments. The 200 sq. yd. residential plots are priced at PKR 1.39 million; 250 sq. yd. plots are priced at PKR 1.59 million; and, 500 sq. yd. plots are priced at PKR 2.49 million. Confirm allocation forms for Gwadar Golf City
The plot numbers will be allotted after 6 months of booking through computerised balloting. However, an interesting feature that Gwadar Golf City has announced is that those who have confirm allocation forms will be able to select their plot numbers on the map, while other applicants will go through the balloting process.
However, it is required that the confirm allocation forms are bought before the launch of Pak China Enclave in the last week of November. On the other hand, there is nothing to be concerned about as far as confirm allocation is concerned because the amount will be adjusted against the down payment of the plot.
Investment considerations
Dastagir felt that these new plots that are set to launch offer a great opportunity for investment. However, as is mostly the case in Gwadar, particularly in the case of private housing schemes that are slightly away from the city centre like Gwadar Golf City is, the best option is to consider it a long-term investment.

This seems pretty far from the city center. Are there any other investment opportunities near to the city?
Sangar Housing Scheme, and New Town are two other reliable housing schemes that you can consider. There are of course a number of others too.

Gwadar Golf City has GDA’s conditional NOC, something that can be confirmed from GDA’s website. For the rest, it is suggested that you contact Gwadar Golf City administration and/or GDA. In any case, you are advised to conduct a thorough research on Zaneen.com and by vising the site of the location (or have someone visit on your behalf) before you make any investment or buying decisions.
