The second floor has a covered area of 175 sq. ft. The house has two kitchens, three bedrooms with attached bathrooms, and a mumtee.

Labour
In order to determine the construction cost of the grey structure of a 5 marla house, we must first identify the amount of money needed to hire labourers. For a double-unit 5 marla house, the labourers will charge around PKR 974,000 for foundation, structure, plumbing and electrical works.

Bricks, Sand, Crush and Rori
When calculating construction cost of the grey structure of a 5 marla house, the number of bricks and their rates play a key role. A 5 marla house in question will require approximately 56,000 bricks. It is recommended to pick good quality bricks also known as first-class bricks or Awwal bricks. As per the current market rates, the bricks and rori would cost around PKR 1,462,812.
Sand is also needed to lay the foundation of a 5 marla house – Ravi sand and Chenab sand. Basically, sand in house construction is used in concrete mixtures. Crush or gravel is used as a foundation layer for floors throughout the house. Builders and contractors like to use Margalla gravel, but Sargodha gravel can also be used. The required quantity of gravel (more commonly known as Bajri) is approximately 1,721 cubic feet. The rate is PKR 146 per cubic feet which means around PKR 251,266 would be required.

Cement, Kassu and Rebar
Kassu (or Ghassu) is a special mix of mitti (clay) and sand and is mostly used for earth filling or plot filling. A rough estimate of the cost of Kassu would be PKR 85,008. Cement is the primary item required in almost all kinds of construction projects. The rate of cement per bag is almost the same for all brands with only slight variations.
For the kind of house we are talking about, approximately 605 bags of cement are required at the rate of PKR 1,220 per bag. The total cost of cement used in the grey house structure of a 5 marla house would be PKR 738,100. Meanwhile, you will require around 3 tonnes (3,000 kg) Rebar or 60-grade Sarya to construct a 5 marla house. The rate per tonne of Sarya is PKR 260,000 and the total cost of Sarya used would be PKR 780,000.
Cost of Cement, Kassu and Rebar = PKR 1,603,108
Plumbing & Wiring
Any of the construction work related to water supply, sewerage, gas, or drainage system is plumbing work. It is one of the most technical jobs in grey construction. It works as a conduit that runs in the entire house, where gas and water are needed. Approximately, PKR 674,000 is required for the house plumbing.
Electrical wiring is also covered in grey construction. Wiring requires expertise and should be dealt by a professional. It is advised to hire a thorough professional who can take care of the wiring of the house. Approximately PKR 148,000 are needed for the wiring.
Cost of Plumbing & Wiring = PKR 822,000
Miscellaneous costs
Among other costs are the roof insulation, termite proofing and water proofing of the house.
Controlling termite infestation before construction begins can really help you as these insects dwell in places where there is a high concentration of dampness and moisture. Approximately, PKR 8,500 is needed to ward off termite infestation.
Meanwhile, the cost for waterproofing your roof for a 5 marla house is PKR 16,444 and the roof insulation will cost around PKR 36,354.
Cost of miscellaneous items = PKR 61,298
Total Grey Structure Cost for a 5 Marla House = PKR 5,372,000 (approx.)

The formula should be simple. Get the per square feet construction cost (PKR 777.76) and multiply that with the square feet of the covered area of an 8-marla house.
What could be cost for grey structure of 4 Marla house (1.5 Storey)?

Thats really helpful article, the per feet rate also varies. It also depends on the material and architects and stuff like that. I am also a junior architect and worked on several projects from 5 marla to 2 kanal houses.

Rates can go up if the location is far, but not in case of DHA Rahbar. But rates have changed a bit recently. It should be a bit higher than that quoted in the article.
