Phase I
This phase features five blocks and plots in sizes of 5-marla, 8-marla and 10-marla. It has been the prime phase among people looking to construct their homes in the past. Even today, those interested in constructing their homes among the established neighbourhood of Bahria Town, many buyers go for this phase. According to Ali Imtiaz of The Property Magnates, the demand for 10-marla plots is noted to be higher in Central Block. Those looking to construct a 5-marla house in the society pick the Eastern Block. Here are the latest prices of residential plots in Bahria Orchard Phase I;

Phase II
With prices jacked up due to high transaction volume recorded for in Phase I, the demand was poised to shift to Phase II. The phase is all developed, possession is available here throughout, and the best part is that rates here are lower compared to those in Phase I. Abdullah Mushtaq of Apex Group has noticed that the number of builders looking to construct houses in Phase II is increasing. The demand is currently seen high for plots in Block G and J. Phase III
In terms of transaction volume, Phase III is the slowest of all phases. That’s perhaps because despite the fact that development work here was completed a year ago, property possession hasn’t been granted. In the last couple of years, property rates here have dropped by 30% and even this couldn’t tempt buyers. It is believed that announcement of property possession will kick-start demand in this phase. In other words, the phase has to be ready to serve the interests of the end users in order to see any activity.

Phase IV
Development work is currently underway here in in Blocks G-5 and G-6, while work has been completed in all other blocks. It is commonly believed that the developer is looking to grant property possession in Phase III as and when the same can be done for Phase IV. Quite interestingly, property demand here isn’t all down as some investors do find the phase good for long term investment after all. It could be because Bahria Orchard is to have Saudi German Hospital in Phase IV, work on which is to formally start soon. Mushtaq believes that Block G is great for investing in 1-kanal residential plots.

what about Bahria Orchard – OLC B intrums of rates and further development? because the issue is that’ there is huge residential land located on map only but on the actual ground reality there is limited plots on ground and rest is all green land, do you have any update on the development side of the OLC-B? and when Orchard phase II will be cleared by the LDA? because if anyone want to start construction over here there is no GPL no parks facility instead of roads and electricity.
