This Faisalabad Development Authority (FDA) project is ready to take off in terms of market demand and rates as the matters concerning the availability of electricity connections here are moving close to being solved. In terms of development standards, expert town planning and the fact that except for a few blocks, development work has been completed in the society, makes it one perfect place to score some returns on real estate investment.
To make sure that you don’t miss any investment opportunity from the real estate front, here is the update on FDA City.
Project details
The society is 13 years old and it is located on Sargodha Road in the immediate vicinity of Faisalabad’s prominent housing societies including Motorway City, Citi Housing Phase II and Motorway Valley. FDA City is the largest housing society of region. For a lot of local buyers and investors, it can be best compared with Wapda City in terms of investment scope.
The society comprises a total of 35 blocks; Blocks A-1 to A-7, B-1 to B-4, C-1 to C-6, D-1 to D-6, E-1 to E-6, F-1 to F-6. Except for a few of these blocks, development work has been completed by 100% with possession against these plots also made available.
In terms of utility services, the connections for gas and water are available throughout the society and only partially in some blocks.
Current status
FDA has signed an agreement worth PKR 1.96 billion with Faisalabad Electric Supply Company to set up the society’s own grid station in Block F-5. In this regard, one instalment has also been paid to the company. Work on the station is yet to kick off, but once it’s up and running, electricity will be available throughout all 35 blocks.
At the moment, electricity connections are available in Blocks A-1, A-2, and F-1. The blocks next in line to get power supply include Blocks A-3, A-4 and F-2. In the next phase, connections will be made available for Blocks C-1, C-2, C-3, C-4, C-5 and C-6; that’s expected to happen in 2019. By then, work on construction of the grid station will hopefully be in the advanced stages, making the situation even more optimistic for the remaining blocks.
Development status
Like said earlier, development work in almost all blocks, except for Block E-6, has been completed. It is also believed that the developer is in the process of acquiring land for FDA City Block X. Files issued against the land acquired also come occasionally in the resale market and since only a few such files are available, no major demand has been created for Block X files.
The potential investors, be it for the long term or short term, will always find the project good for investment on developed blocks. And since development work in Block X isn’t expected to start soon, it isn’t deemed potentially rewarding at the moment.
FDA City is currently home to 20 families, but the number is to change soon as over 100 houses are under construction in Blocks A-1, A-2 and F-1. With electricity made available in four more blocks, construction of many more houses is expected in the near future.
Market demand
In the last one year, property rates in FDA City have gone up by 40%, but appreciation in rates is mostly for the blocks where electricity. At the moment, demand and thus price appreciation is higher for blocks where electricity connections are expected in the near future. Based on current buying trends, investors eyeing short to medium term gains are also recommended to go for buying smaller plots in A-3, A-4 and F-2. Those having longer term investment plans should go Blocks C-1 to C-6.
A look at rates
