A project of Multan Development Authority (MDA), Fatimah Jinnah Town has ranked consistently at the 4th spot on the Zameen Search Trends for plots in Multan. Several reasons can be attributed for that: being an MDA project, it is considered fairly secure and its prices are considerably low, so it is really suited for middle income buyers. Things had been slow in Fatimah Jinnah Town previously, but recently Fatimah Jinnah Town has seen a number of changes that has made it an attractive project worth considering for someone look to build a home on a middle-income budget in Multan.
According to Waqas Shahid of Al Khair Property Dealer, we can expect some more changes in the market and development of the housing scheme over the months ahead. Here’s all that you need to know about it:
Active market, appreciating prices
According to Waqas, the market for Fatimah Jinnah Town is active and prices have been appreciating unwaveringly, but after a quick rise earlier in the year, they have slowed down. Currently, the prices range between PKR 160,000 per marla and PKR 325,000 per marla. The prices currently stand as follows:
Plot Size | Prices in PKR |
5 marla | 800,000—1,750,000 |
7 marla | 1,100,000—2,500,000 |
10 marla | 1,600,000—3,000,000 |
15 marla | 2,400,000—4,500,000 |
20 marla | 3,000,000—6,000,000 |
Worth the consideration of middle-income genuine buyers
If you are looking to construct your home in a year or two, and looking for an affordable plot right now, you can consider Fatimah Jinnah Town in your calculations. Possession is available in both phases according to Waqas, and prices are low, while all the amenities are available nearby. The most popular block among plot buyers right now is Block B, so you might want to consider that.
Meanwhile, electricity is available, as Fatimah Jinnah Town was connected to an alternate electrical connection, while land for its own grid station has been handed over MEPCO. According to Waqas, the formalities on a gas connection are nearing completion, and it is expected that gas will be available in two or three months. Meanwhile, construction work on the society’s Jamia Mosque is also taking place.
Around 200 to 250 houses have been constructed, according to Waqas, and he explained that commercial property will only be inaugurated after about 20% of the housing scheme has been settled, which might take a while. But commercial property is not a particular issue considering the location of the housing scheme.
Eventually though, you are going to have all the amenities, but Waqas felt that it can’t be estimated when that will happen. The commercial area particularly depends on how quickly the population develops, which can be expected to take around two to three years, so you might want to include the time considerations into your calculations when deciding whether or not to go for a plot in Fatimah Jinnah Town.
