DHA Bahawalpur – where’s the project headed?

Defence Housing Authority Bahawalpur has made the city altogether more interesting for property investors from all over the country and abroad. Being the first planned community of this scale in the area, the project has also set standards for other developments by launching the project on time, holding the ballot to determine successful applicants, and initiating development work.

Current trends

According to King Properties CEO Malik Javed Akhtar, the demand for DHA Bahawalpur plot files has lately increased, especially for 1-kanal affidavit files. Akhtar believes that low transfer fees at PKR 10,000 for these files is the reason why new buyers are after them.

The plot files offered on 12 quarterly instalments are traded at level rates, which in other words means that there is no premium on them and those looking to buy them are only willing to pay the same amount the owner has already paid, said Pegasus Multi Services CEO Chaudhary Shafqat Rasool. So far, the owners have paid PKR 1,577,000 and there are four more instalments to go.

According to Akhtar, the demand for DHA plot files can be gauged from the fact that on average, more than 15 files are transferred in the DHA office on a daily basis.

A look at rates

Currently, the market rate of an allocation file available on cash in DHA Bahawalpur is PKR 2,650,000 plus the transfer fee of PKR 180,000. The rate of an affidavit file is PKR 2,750,000 plus PKR 10,000 (transfer fee). If you calculate the expense, the affidavit files are cheaper than the allocation files, explaining the high demand for the former.

The supply of affidavit files is also constant and managed properly to ensure there is no oversupply, said Rasool.

Development status

According to various sources, development work is being carried out at breakneck speed in DHA Bahawalpur, where development work on the society’s main access road near Southern Bypass has been started. The construction of DHA’s main gate has also begun.

Development work in Blocks A, B, and C is already in the advanced stages. Please note, DHA is to handover property possession in these blocks by December this year. In order to ensure timely completion of development work, the authority has engaged at least five contracts – a model followed by other DHA projects.

According to sources, DHA is to grant property possession in Blocks D and E in the first half of 2019. So, in terms of pace of development work, all we have is good news.

What’s coming up next?

There is some exciting information about the upcoming developments planned for the society. News is already being circulated in the market and credible sources have confirmed that DHA is looking to hold a ballot to allocate plot numbers in DHA Bahawalpur by the end of 2018’s first half.

In addition to that, DHA is also looking to launch new deals on instalments, essentially for plots in smaller sizes. More units in DHA Bahawalpur Villas are also expected to be launched by then.

Some new projects are also in the pipeline including an Overseas Block and DHA Farmhouses. Both of these projects will have prime locations within the society.
