Generally, when calculating the cost of houses in Pakistan, we determine the quantity of rebar, cement, bricks and sand. Just as the quantity and quality is important, so are the labourers. You can’t build anything without the hard work of the labourers.
So, let us first discuss the cost of labour when building the grey structure of a 1 kanal house in Pakistan.
LABOUR COST
Labour costs are calculated at a per sq. ft. rate. The labour rate after the COVID-19 pandemic has hit Pakistan i.e. in the year 2020 is PKR 390 per sq. ft. So if you are building the grey structure of a 1 kanal house, then, the total labour cost can amount to PKR 2,320,500.

Bricks, Sand, Crush and Rori
The next important thing to know before building a 1 kanal unit is to find out the number of bricks used. Bricks are perhaps one of the most important construction materials in laying a strong foundation of the house. Usually, Awwal bricks are used in construction. The current market rate per brick of the Awwal category is PKR 11. For the grey structure of a 1 kanal house, approximately 135,000 bricks would be used, taking the total cost of bricks to PKR 1,485,000.
The next important construction material used in large quantities is sand. Commonly, there are two kinds of sand used – Ravi and Chenab sand. When constructing a 1 kanal unit, you will need about 5,250 c.ft. of Ravi sand at the rate of PKR 20; the total cost, therefore, can go up to PKR 105,000.
Unlike Ravi sand, the sand of river Chenab is of better quality and, therefore, has higher rates. The good part is you don’t need large quantities of it. Only 2,100 c.ft. of Chenab sand is used at the rate of PKR 35, which means a total of PKR 73,500 is needed to lay the foundation of a 1 kanal house.
Crush and gravel are equally important when it comes to building the basic structure of the house. Margalla gravel is more commonly known as Margalla crush for lintel and is used to build the roof of the house. 2,200 c.ft. of Margalla gravel is used at the rate of PKR 70 c.ft., taking the total to 154,000 c.ft. For Sargodha gravel, which is used to build the floor of the house, 1,200 c.ft. gravel is used at the rate of PKR 65 c.ft. This means a total of 78,000 c.ft. Sargodha gravel is used in constructing a 1 kanal house in Pakistan.
Rori is also an important material used in house construction. You would most probably use PKR 65,000 worth of Rori in a 1 kanal house.
Cost for Bricks, Sand, Crush & Rori = PKR 1,960,500
Cement, Kassu and Rebar
Wondering what Kassu is? Well, it is a mixture of sand and mitti. Kassu is mostly used in filling up the earth and empty plots and you’d need PKR 20-0,000 worth of this material to lay the foundation of a 1 kanal house.
Cement is perhaps one of the most important construction materials used. To calculate the construction cost of the grey structure of a 1 kanal house in 2020, you must know the rate of cement per bag. The rate of cement is PKR 520/bag.. Around 1,600 cement bags are used, taking the total cost to PKR 832,000.
Around 9 ton or 9000 kg of 60 grade rebar or sarya would be used. The rate per kilogram of sarya is PKR 125 per kg so if we are using 9 tons of rebar the total cost would be PKR 1,125,000.
Cost of Cement, Kassu & Rebar = PKR 2,157,000
PLUMBING & WIRING
When building the foundation of the house, you need to take care of the plumbing and wiring of the house. For the 5 bathrooms and 2 kitchens, plumbing lines will be laid. You will also need to identify areas where you will have electric sockets.
Approximately, PKR 210,000 is required for the plumbing of the house. You need a professional plumber and electrician to carry out the tasks. Approximately PKR 200,000 is needed to have the internal wiring done in the house. The above costs include the fees of electricians and plumbers.
Cost of Plumbing & Wiring = PKR 410,000
GRILLS, GATE & CHOUGAT STEEL
To calculate the construction cost of the grey structure of a 1 kanal house, one needs to check the rate of steel in the market. The total cost of steel would be PKR 94,500. The installation of the main gate is also a part of the grey structure. This is estimated to cost around PKR 800 per sq.ft. Therefore, the total cost of setting up the main gate in a 1 kanal structure will be around PKR 150,000. Safety grills, which are also included in the grey structure, can cost you at a 190 per sq.ft. rate taking the total to around PKR 133,000.
Cost of Grills, Gate & Chougat Steel = PKR 377,500
MISCELLANEOUS COSTS
Building a house in Pakistan involves wood items which can attract termite infestation. Termites can eat up the foundations of a house, making it hollow from the inside. To keep termites at bay, a termite spray – FMC Biflex – should be used to control termite infestation before house construction even begins which would cost you PKR 45,000. You would also need to build an overhead tank which will cost you PKR 25,000
Cost of miscellaneous items = PKR 70,000
Total Cost = PKR 7,295,500
So, the total construction cost of the grey structure of a 1 kanal house A category would be PKR 7,295,500.
You should also take a look at the pros and cons of building a house on your own. The above costs are calculated excluding the fees of a contractor. If a contractor builds your house, then you will end up with a higher estimate as you’ll have to pay an individual to procure building material, execute the construction of the unit and oversee the entire project. Therefore, the construction cost of building a 1 kanal house through a contractor will vary, as per the agreement between the contractor and the owner.
