Laying the foundation of a house is extremely important when you’re building a residential unit. If the structure of a house is weak, no matter how much you invest in fancy features, the building can suffer from cracked walls or ceilings. In worse cases, the unit can also experience a structural collapse—involving walls, pillars or the roof—just because of low quality construction materials used at the time of building the grey structure. That is why, it is important to determine the quantity and quality of construction materials used before you begin the process so that you can organise your finances accordingly.

CONSTRUCTION COST OF THE GREY STRUCTURE OF AN A+ CATEGORY 1 KANAL HOUSE IN 2020
Let us look at some specifications about the house we are planning to construct in order to determine the construction cost required to build the grey structure of an A+ category 1 kanal house in Pakistan.
COVERED AREA
The covered area of an A+ category 1 kanal house is 5,950 sq. ft. The ground floor has a covered area of 3,000 sq. ft. The first floor has a covered area of 2,700 sq. ft. It has five bedrooms with attached bathrooms, two kitchens, a terrace on the first floor and a mumtee on the second floor.
In order to find out the construction cost of the grey structure of an A+ category 1 kanal house in 2020, the following high quality construction materials are needed: Bricks, cement, kassu, rebar, sand, bajri, installation of a fancy gate and safety grills. We must also determine the costs incurred in installing plumbing systems and the material and costs needed to place the electrical wiring around the house. However, you can not construct anything without the hard work put in by labourers. Therefore, you need to either hire a labour contractor or directly hire labourers for the job.
Let’s check out the labour rates needed to build the grey structure of a 1 kanal house.
LABOUR
It is only the labourers who carry out the difficult task of laying the foundation of a house. To calculate the cost of a grey structure of an A+ category 1 kanal house, we need to find out the per sq. ft. of labourers. They would charge around PKR 470 per sq. ft. which would take the total amount to around PKR 2,796,500.
Labour Cost = PKR 2,796,500
BRICKS, SAND, CRUSH AND RORI
An A+ category 1 kanal house in 2020 will require approximately 135,000 bricks to build its grey structure. The Awwal category of bricks is of superior quality. It is available at the rate of PKR 14.5 which means that the total cost of bricks would be PKR 1,957,500.
In order to calculate the cost of the grey structure of a 1 kanal house in Pakistan, we must know the quantity of sand. There are two kinds of sand used in the process – Ravi sand and Chenab sand, which are usually used to make the concrete mixture. Around 5,250 cubic feet of Ravi sand is used at the rate of PKR 20 per cubic feet. This means a total of PKR 105,000 cubic feet of Ravi sand is used.
The sand of river Chenab is of better quality and therefore the rates are slightly higher. You would however need less amount of Chenab sand to construct the grey structure of an A+ category 1 kanal home. Around 2,100 cubic feet of Chenab sand at the rate of PKR 35 is used, taking the total to PKR 73,500.
Crush or gravel is used to make the base structure of floors and roof in the house. Builders and contractors want to use Margalla crush, but Sargodha crush can also be used.
The required quantity of Margalla lintel/lenter is approximately 2,200 cubic feet and it is mostly used in constructing the roof of the house. The rate is PKR 70 per cubic feet which means around PKR 154,000 would be required.
Sargodha gravel is used in building the floor of the house. 1,200 cubic feet of Sargodha crush would be required to build the grey structure of an A+ category 1 kanal house at a PKR 65 per cubic feet rate. This means we would need PKR 78,000 of Sargodha gravel. Rori costs around PKR 65,000.
Cost for Bricks, Sand, Crush and Rori = PKR 2,433,000
CEMENT, KASSU AND REBAR
Kassu is mostly used to fill empty plots and it is a mixture of mitti and sand. Around PKR 200,000 are required for Kassu.
Cement is one of the most important materials used in construction. There are different types of cement in the market, but in the construction of an A+ category house in Pakistan, you would need DG or Bestway. For a 1 kanal house, approximately 1,600 cement bags are required at the rate of PKR 500 per bag. Therefore, the total cost of cement used in the construction of a 1 kanal house is PKR 880,000.
Rebar is also used which is basically Sarya of 60 grade. Around 9 tons or 9000 kg of Sarya would be used to construct a 1 kanal house in 2020. The rate per ton of Sarya is PKR 125 per kg. This takes the total cost of sarya to PKR 1,125,000.
Cost of Cement, Kassu and Rebar = PKR 2,205,000
PLUMBING AND WIRING
You also need a detailed system for plumbing and electrical wiring in the house. It is important to properly think it through during the designing phase to avoid floor plan mistakes. Chalk out a plan as to where you intend to place the electric sockets and plumbing pipes in the house. PKR 210,000 will be needed to install the plumbing systems in an A+ category 1 kanal house. It also includes the cost to hire a plumber.
An electrician is needed to carefully place electrical wiring in the house. You would need approximately PKR 285,000.
Cost of Plumbing & Wiring = PKR 495,000
GRILLS AND GATE
To calculate the construction cost of building an A+ category house in Pakistan you also need to determine the fancy main gate for which you should keep an estimated budget of PKR 150,000 and for the safety grills also PKR 175,000 would be needed.
Cost of Grills and Gate = PKR 325,000
OTHER COSTS
There are a few things important when laying the foundation of a house. You need to have a septic tank and also ensure that termite spray has been effectively carried out. Approximately PKR 25,000 is needed to construct the overhead tank.
To control termite infestation you would need approximately PKR 55,000 for the chemical spray.
Bitumen serves the purpose of waterproofing in construction and should be of good quality to serve the purpose. If the bitumen is of inferior quality, then it will have more liquid content in it and will lose its effectiveness in waterproofing the surface. You will need approximately PKR 20,000 for the bitumen.
Waterproofing a house is very important to protect the house from the harmful effects of water seepage. Water that gets seeped in from sewerage and water pipes can weaken the foundation of a house. Membranes help make a building waterproof. It is used in roof mostly. The cost of membranes in a 1 kanal house is PKR 12,000.
Cost of miscellaneous items = PKR 112,000
Construction Cost of the Grey Structure of an A+ 1 Kanal House in 2020 = PKR 8,366,500
