For your convenience, here is a breakdown of the construction cost to build an upper storey of a 5 marla house. The upper floor under consideration includes 2 bedrooms with an attached bathroom, a kitchen and a lounge. The covered area of an upper floor comprises 875 sq ft with a 175 sq ft mumtee.
Grey Structure Cost of Building another Storey of a 5 Marla House in Pakistan
The first step is to lay the foundation of the upper storey. For that you need the same set of construction materials required to build a residential unit. However, the quantity would differ. As shared in the infographic above, you would need bricks, sand, crush, rori, cement and rebar. Constructing the grey structure of an upper floor of a 5 marla house also involves installing electric and plumbing systems, safety grills and the main gate.
Bricks, Sand, Crush & Rori
As of now, the rate of Awwal category of bricks has slightly increased. Earlier it was PKR 11.5 per brick for building an A category unit. Now, it is priced at PKR 12.5 per brick. So, you would need approximately 16,500 bricks for a total sum of PKR 206,250 for constructing a 5 marla upper portion.
If you’re using Ravi Sand, you’d need 900 cubic feet at the rate of PKR 20/c.ft.; this takes the total to PKR 18,000 for the upper floor. You can also use 350 cubic feet of Chenab Sand, which is available for around PKR 35/c.ft., which means you need to shell out PKR 12,250—for plaster alone. You need 500 c.ft. Margalla crush to build the lintel of the house at the rate of PKR 75/c.ft. and 250 c.ft. of Sargodha crush to construct the house’s flooring at the rate of PKR 65/c.ft.
So, keep a reserve of PKR 37,500 c.ft. and PKR 16,250 for Margalla and Sargodha crush respectively. Laying down Rori requires you to spend PKR 12,000.
Cost of Bricks, Sand, Crush & Rori = PKR 302,250
Cement & Rebar
In order to calculate the construction cost to build an upper storey of a 5 marla house, you must evaluate the number of cement bags you would need in the process. Around 225 cement bags are required at the cost of PKR 525 per bag.
Be prepared to invest a sum of PKR 117,000 on cement bags. Rebar is a costly item when constructing a unit. For building a floor you would need half the amount only. 1.6 ton or 1,600 kg of Rebar would be needed at a total cost of PKR 184,000.

Labour
In order to carry out the construction of your house you need professional labourers. As of now, the cost of labour in 2020 is PKR 375 per sq ft, which means you need to keep a budget of PKR 393,750 sq ft. for hiring labourers.

Plumbing & Wiring
Installing plumbing and electric wiring system is involved in constructing the grey structure of an upper portion. Around PKR 40,000 would be spent in setting up the plumbing system around the house. Similarly, PKR 30,000 would be required in connecting electric wires on the top floor.
Cost of Plumbing & Wiring = PKR 70,000
Grill & Chougat Steel
Steel is used to strengthen the foundation of the first floor. To construct the first floor in an A category 5 marla house, you must use Chougat steel for the cost of PKR 27,000. The safety grills can be installed for PKR 28,500 at the cost of PKR 190 per sq ft.
Cost of Grill & Chougat Steel = PKR 55,000
Others
Bitumen membrane is used for waterproofing the roof of the house. If you are building the first floor, make sure waterproofing of the roof is properly done to avoid any leakage and seepage. Reserve a budget of PKR 55,000 for this. To construct a water tank you only need PKR 12,000.

Finishing Cost of Constructing another Storey of a 5 Marla House in Pakistan

To give a finishing touch to the upper portion of the house, you would need to install tiles, bathroom fittings and kitchen cabinets. There are many other tasks involved as well. For your convenience, here is a breakdown of the cost involved.
TILES AND MARBLE
Nowadays, tiles are considered a good flooring option. Splurge on installing good quality tiles at the rate of PKR 2,000 per sq mtr on the entire floor. This excludes the flooring cost for terrace and bathroom. So, the total cost of placing tiles on the upper storey would be approximately PKR 158,000.
For terrace and bathroom, you can save a few bucks by using a PKR 1,500 per sq mtr tile at the cost of PKR 27,000 and PKR 63,000, respectively. Spend PKR 40,000 on the staircase connecting the ground floor with the upper storey and PKR 15,000 for the kitchen marble shelves. ELECTRICAL COMPONENTS
The construction cost for adding a second storey of a 5 marla house in Pakistan involves fixing electrical components. For an A category unit as being discussed in this blog, you can get a decent set of lights, lamps and chandeliers at a cost of PKR 55,000. 5 Royal or GFC fans at the rate of PKR 5,500 are required in the upper portion of the house.
You would need a total amount of PKR 27,500. Some 7 Opal switchboards at the rate of PKR 850 per unit is needed at a cost of PKR 5,950. You would also need 9 Opal power plugs at the rate of PKR 475 per unit. So, the total amount spent on installing power plugs is PKR 4,275.
Having a reliable exhaust system is equally important. 3 exhaust fans at the rate of PKR 2,500 per unit is required. The total investment in installing exhaust fans in the kitchen and bathrooms is PKR 7,500. Breakers would cost around PKR 15,000 while the electrician would charge around PKR 10,000.
Cost of Electrical Components = PKR 125,225
KITCHEN AND BATH ACCESSORIES
Kitchen and bathrooms are some of the most important rooms in a house or on a floor. If you are adding a second storey of a 5 marla house, then you would also need to have a separate kitchen and bathroom on the first floor. For constructing a kitchen, the hood and knob would cost PKR 50,000, whereas the cost of installing a sink is PKR 15,000. For constructing a bathroom good quality Porta and Marachi bathroom vanity sets would cost PKR 9,000 per unit. Since there are two bathrooms, you would need PKR 18,000. Two Porta commodes of PKR 15,000 each are required, making the total cost of installing commodes to PKR 30,000.
Two Master bath sets of PKR 38,000 are required in the bathroom for the first floor. Similarly, 2 Master bath hangings of PKR 5,000 each are needed at the total cost of PKR 10,000. The plumber that you will hire to carry out the above-mentioned tasks would charge approximately PKR 10,000.

PAINT AND CEILING
The construction cost for adding a second storey of a 5 marla house also involves painting the floor. If you are using Master Paints, you need to shell out around PKR 150,000. For the exterior rockwall, keep a budget of PKR 30,000. To install the false ceiling, reserve a budget of PKR 56,875.

WINDOWS AND MIRRORS
Aluminium and glass work in houses includes windows and window frames, wire mesh and glass panes. The cost of Aluminium windows and glass is PKR 85,000 for the 1st floor, while the mirrors would cost PKR 10,000. For the staircase, railings are needed which cost you PKR 33,000.
Cost for Windows & Mirrors = PKR 128,000
WOODWORK
Wood is used in various parts of the house in the form of wardrobes, kitchen cabinets, doors, bathroom cabinets and decorative racks in the living room and drawing room. The rates may vary from vendor to vendor, but it is generally advisable to buy wood and let your carpenter carve it into cabinets and doors, rather than to purchase ready-to-use cabinets from the market since you can’t be sure of the material.
There would be one semi-solid wooden door and the rest of the doors would have Malaysian plywood. It would cost you PKR 650,000. Splurge on the wardrobes by investing a sum of PKR 100,000 for wardrobes. The wooden kitchen cabinets would cost you PKR 75,000. The cost to install an LCD rack would be PKR 25,000, while brass door handles would be of PKR 11,000.
Cost for Woodwork = PKR 276,000
Total Finishing Cost of Building the First Floor of a 5 Marla House in Pakistan = PKR 1,295,100
