Comparison of Construction Cost of a 5 Marla House for 2019 and 2020
As you can see in the above infographic, the prices have overall increased when building a 5 marla residential unit in 2020 than its previous year. We will discuss the change in prices of construction materials for 2019 and 2020 and how they have brought a significant increase in the overall construction cost.
In laying the foundation of a 5 marla unit, we must first understand the specifications of a house. The house under consideration is a double storey unit with a covered area of 1,925 sq ft. There are two kitchens, three bedrooms with attached bathrooms and a mumtee.
Let’s start analysing the costs:
Comparing Grey Structure Costs of a 5 Marla House for 2019/2020
If you look at the overall grey structure costs of a 5 marla house for 2019, it is PKR 2,363,150, but the cost required to lay the foundation of a 5 marla unit in 2020 is PKR 2,488,250. This means that there is an increase of PKR 125,100 to build the grey structure of a 5 marla house in 2020.
We will now analyse the breakdown of construction materials and their cost to fully understand which materials saw a significant increase in the year 2020.
Labour
The labour cost for 2019 was PKR 320 per sq ft. On the other hand, in 2020, the labour rate has increased to PKR 375 per sq ft. The overall labour cost for 2019 hovered around PKR 680,000, while in 2020, the total labour cost amounts to PKR 721,875. This clearly tells you that hiring the right labour for constructing a 5 marla unit in 2020 would cost you PKR 41,875 more than the previous year.
Bricks, sand, crush and rori
Without bricks you can not build a house. For building a 5 marla house in Pakistan in 2019, you had to keep a budget of PKR 525,000 for bricks alone. However, the same amount of 50,000 bricks for a 5 marla unit would cost you PKR 575,000 in 2020. An increase of PKR 50,000 has been observed in the current year.
Sand, crush and Rori are equally important in laying a strong foundation of your house. If you were building a 5 marla house in 2019, around PKR 81,200 would have been spent on sand. A slight peak is observed in the prices of sand in 2020, which would cost you PKR 87,500.
The cost of Margalla crush and Sargodha crush combined cost around PKR 106,800 in 2019. There is a slight dip observed in 2020 – of only PKR 300. Around PKR 106,500 of crush is needed to lay the foundation of a 5 marla house in 2020.
The only thing that remained constant is Rori. It cost PKR 25,000 in 2019 and you need the same amount of money for Rori in 2020.
Cement, kassu and rebar
A significant slash in cement prices have been observed in 2020, providing homeowners with a lucrative opportunity to buy plots in major cities of Pakistan: Karachi, Lahore, Islamabad and build a house of their own. In 2019, it cost around PKR 570 per bag – the total expenditure on cement bags in building a 5 marla unit was an exorbitant PKR 299,250. Only PKR 495 per cement bag is needed in 2020, cutting down on costs significantly. A total of PKR 259.875 is required to build a 5 marla house in 2020.
PKR 287,500 was spent on Rebar in 2019. A hike is observed in Rebar 60 grade cost in 2020, amounting to PKR 315,000. Just like Rori, Kassu has also remained constant for both 2019 and 2020.
Plumbing and wiring
A cost of PKR 115,000 was required to install plumbing and electrical wiring systems in 2019, but the construction of a 5 marla house in Pakistan in 2020 requires PKR 145,000 for setting up plumbing pipes and electrical wiring in the house.
Grill, gate and chougat steel
In 2019, safety grills, gate and chougat steel cost around PKR 167,400. Only a slight increase is seen in the cumulative cost of grills, gate and chougat steel for a 5 marla unit, which amounted to PKR 171,000 in 2020.
Termite spray and water tank
PKR 26,000 was spent on termite infestation and constructing an overhead water tank the previous year. However, in 2020, the overall cost of termite infestation spray and building the water tank has increased to PKR 31,500.
Comparing Finishing Costs of a 5 Marla House 2019/2020
If we analyse the comparison of construction costs of a 5 marla house for 2019 and 2020, we should also take a look at the finishing cost.
Tiles and Marble
People when building high-end smaller houses usually prefer tiles. PKR 288,000 were needed to lay down tile flooring in the house in 2019, but prices have overall increased for 2020, taking the total cost of installing flooring tiles in the house to PKR 316,000.
Laying the bathroom tiles is a lot cheaper in 2020 than the previous year. It was PKR 121,600 in 2019 and a significant slash is observed in 2020, costing only PKR 97,500. Placing tiles in the terrace and garage have increased a bit.
The previous year you had to spend PKR 58,500, but this year you need to keep a budget of PKR 60,000. The labour cost for installing tiles in the house was quite cheaper in 2019, costing only PKR 115,000. However, if you calculate the labour cost for placing tiles around the house in 2020, it is PKR 130,000.
The cost of marble used on staircase and kitchen shelves in 2019 was PKR 85,000, but in 2020 it costs PKR 105,000.
Electrical
If you compare the cost required to set up the electrical fixtures in the house, it is a lot costlier in 2020 than it was in 2019. For instance, installing lights and fans around the house cost around PKR 109,000 the previous year, but this year there is a significant hike observed, where the total cost is PKR 170,500 in 2020.
The value of switch boards, power plugs, exhaust fan and breakers was PKR 78,350 in 2019. The same costs PKR 84,300 in 2020.
Kitchen and Bath Accessories
In 2019, installing kitchen hood and sink required a budget of PKR 110,000. A PKR 20,000 more is needed in 2020. Commodes, bath set, bath hangings and vanity set cost PKR 169,000 the previous year but the same amounts to PKR 144,000 in 2020.
Paint and Ceiling
The painting and installation of false ceiling was done in PKR 468,125 in 2019, while in 2020 it is costing less – around PKR 437,250.
Windows and Mirrors
It cost PKR 225,000 when installing windows and mirrors in the house the previous year. However, a significant rise has been spotted this year, amounting to PKR 260,000.
Woodwork
PKR 404,000 were needed in 2019 for the built-in wardrobes, kitchen woodwork, doors and door handles etc. In 2020, woodwork is a lot costlier, where the total cost to PKR 511,000.
