Comparison of Construction Cost of a 10 Marla House for 2019 and 2020
The cost of construction in Pakistan changes every year, depending upon the increase or decrease in the cost of construction materials. As you can see in the above infographic, the prices have overall increased when building a 10 marla residential unit in 2020 than its previous year. We will discuss the change in prices of construction materials for 2019 and 2020 and how they have brought a significant increase in the overall construction cost.
In laying the foundation of a 10 marla unit, we must first understand the specifications. The house under consideration is a double storey unit with a covered area of 3,300 sq ft. There are two kitchens, five bedrooms with attached bathrooms and a mumtee.
Let’s start analysing the costs.
Comparing Grey Structure Costs of a 10 Marla House for 2019/2020
The cost required to build the grey structure of a 10 marla house in 2019 was PKR 4,000,500. If you are planning to lay the foundation of a 10 marla unit now, then you would need to keep a budget of PKR 4,220,500. This means that there is an increase of PKR 220,000 to build the grey structure of a 10 marla house in 2020.
Let us now compare the construction cost of different materials used to build the grey structure in 2019 and 2020 to evaluate the increase or dip in construction materials.
Labour
The labour cost for 2019 was PKR 320 per sq ft. On the other hand, in 2020, the labour rate has increased to PKR 375 per sq ft. This means PKR 1,056,000 incurred as labour cost in 2019, while in 2020, the total labour cost hovers at PKR 1,237,500. So, if we check out the difference of labour cost in both years, it tells you that around PKR 181,500 has increased than the previous year.
Bricks, sand, crush and rori
Bricks form an integral part of laying the foundation of a house. In 2019, you had to keep a budget of PKR 900,000 for bricks alone. However, the same amount of 90,000 bricks for a 10 marla home would cost you PKR 1,035,000 in 2020. An increase of PKR 135,000 has been observed in the current year.
When constructing the grey structure of a house in 2019, approximately PKR 168,000 were spent on sand. A slight peak is observed in the prices of sand in 2020, which would now cost you PKR 182,000.
The cost of Margalla crush and Sargodha crush combined cost around PKR 201,000 in 2019. Around PKR 185,000 of crush is needed to lay the foundation of a 10 marla house in 2020. As you can see, there is a significant dip observed in 2020 – around PKR 16,000.
The price of Rori has also lowered in 2020. It cost PKR 40,000 in 2019, but in 2020 there is a dip of PKR 5,000 and you need to reserve only PKR 35,000 for Rori.
Cement, kassu and rebar
The cement prices have seen a major dip in 2020, which is great news for those planning to build a house now. In 2019, the cost was PKR 600 per bag – the total expenditure on cement bags in building a 10 marla unit was a high sum of PKR 480,000. Only PKR 495 per cement bag is needed in 2020, lowering the costs significantly. A total of PKR 396,000 is required to build a 10 marla house in 2020.
PKR 562,500 was spent on Rebar in 2019. Rebar 60 grade prices have decreased in 2020 to PKR 525,000.
The only construction material that remained constant in both the years is Kassu. The cost is the same – PKR 85,000 for 2019 and 2020.
Plumbing and wiring
The installation of plumbing pipes and electrical wires around the house is included in the grey structure costs. A cost of PKR 125,000 was required to install plumbing and electrical wiring systems in 2019, but if you are building a 10 marla house in 2020, then PKR 135,000 are needed for setting up plumbing pipes and electrical wiring in the house. A slight increase of PKR 10,000 has been observed in 2020.
Grill, gate and chougat steel
In 2019, safety grills, gate and chougat steel cost around PKR 240,000. Only a slight decrease is seen in the cumulative cost of grills, gate and chougat steel for a 10 marla unit in 2020. It’s available for PKR 237,000 in 2020.
Termite spray and water tank
Termite spray is important to keep the foundation of a house strong. PKR 43,000 were needed for termite spray and in the construction of an overhead water tank. A hike of PKR 10,000 in 2020 has taken the spray’s price to PKR 53,000 for a 10 marla unit.
Comparing Finishing Costs of a 10 Marla House 2019/2020
If we analyse the comparison of construction costs of a 10 marla house for 2019 and 2020, we should also take a look at the finishing cost.
Tiles and Marble
Homeowners prefer tiles over other types of flooring. You need tiles in all the rooms of the house, including bathroom, terrace and garage. Approximately, PKR 779,500 were spent on tile flooring in 2019, but prices have overall increased for 2020, taking the total cost of installing flooring tiles in the house to PKR 878,000. To sum it up, you would need PKR 98,500 more for placing tiles around the house. Please note that this excludes labour cost which we have discussed separately.
PKR 185,000 was given to the labourer to install tiles in 2019. If you calculate the labour cost for placing tiles around the house in 2020, it is PKR 210,000, showing a significant increase.
The cost of marble used on the staircase and kitchen shelves in 2019 was PKR 85,000, but in 2020 it costs PKR 95,000.
Electrical
When comparing the overall construction cost of a 10 marla house for 2019 and 2020, you will notice prices of certain things have increased. But the cost of installing electrical fixtures around the house has not seen any significant change in 2020. For instance, installing lights, lamps, chandeliers and fans around the house cost around PKR 241,000 the previous year, but this year purchasing fans is quite cheaper and therefore in 2020 you can only see a slight increase of PKR 1,000, taking the total cost of installing lights and fans around the house to PKR 242,000.
The value of switch boards, power plugs, exhaust fan and breakers was PKR 119, 475 in 2019. The same costs PKR 109,675 in 2020.
Kitchen and Bath Accessories
In 2019, installing a kitchen hood and sink required a budget of PKR 120,000. Around PKR 10,000 more is needed in 2020. Commodes, bath set, bath hangings and vanity set cost PKR 190,000 last year but this year these things cost around PKR 195,000.
Paint and Ceiling
If you are calculating the construction cost of a 10 marla house in 2020, then it is important to determine the cost incurred in getting the house painted. The painting and installation of false ceiling was done in PKR 694,500 in 2019, while in 2020 it is costing a lot more – around PKR 728,500.
Windows and Mirrors
It cost PKR 330,000 when installing windows and mirrors in the house the previous year. However, a significant rise has been observed this year with prices hovering at PKR 398,750.
Woodwork
PKR 845,000 were needed in 2019 for the built-in wardrobes, kitchen cabinets, doors and door handles etc. In 2020, woodwork is a lot costlier, where the total cost is PKR 855,000.
