Building an A+ category house in Pakistan requires construction materials of superior quality. Moreover, the bathrooms, kitchens and bedrooms are built along modern lines and therefore more money goes into laying the foundation of an A+ category 5 marla house.
You also need to hire a reliable team of labourers to carry out the process. For your convenience, we have outlined the quantity and number of construction materials used and its relevant costs in building the grey structure of an A+ category 5 marla house.

CONSTRUCTION COST OF THE GREY STRUCTURE OF AN A+ CATEGORY 5 MARLA HOUSE IN 2021

COVERED AREA
The covered area for a double-story 5 marla house is 1,925 sq. ft. Both the floors have a covered area of 875 per sq. ft. It has three bedrooms with attached bathrooms, two kitchens, a terrace on the first floor and a mumtee on the second floor.
The first step to build a house is to lay its foundation.
To build the grey structure of an A+ category 5 marla house, the main construction materials needed are bricks, cement, kassu, rebar, sand, bajri, a fancy gate and safety grills. Electrical wiring and plumbing are also included in the grey structure costs. In the infographic shared above, we have outlined the quantity of the construction materials needed to build the grey structure along with the costs incurred in laying the foundation.
Labour cost is of the utmost importance when building a house so we will discuss it first.
LABOUR
It is only the labourers who carry out the difficult task of laying the foundation of a house. For the construction cost of the grey structure of an A+ category 5 marla house, labourers would charge around PKR 425 per sq. ft. which would take the total amount to around PKR 839,375.

BRICKS, SAND, CRUSH AND RORI
An A+ category 5 marla house will require approximately 50,000 bricks to build its grey structure. The Awwal category of bricks is of superior quality. It is available at the rate of PKR 14.5 which means that the total cost of bricks would be PKR 725,000.
To build the foundation of an A+ category 5 marla house, sand is required. The sand is either extracted from river beds or from the coastal beaches. Ravi sand and Chenab sand are usually used to make concrete mixture. Around 3,150 cubic feet of Ravi sand is used at the rate of PKR 20 per cubic feet. This means a total of PKR 63,000 cubic feet of Ravi sand is used.
The sand of river Chenab is of better quality and therefore the rates are slightly higher. You would need about 700 cubic feet of Chenab sand at the rate of PKR 35, taking the total to PKR 24,500.
Crush or gravel is used to make the base structure of floors and roof in the house. Builders and contractors want to use Margalla crush, but Sargodha crush can also be used.
The required quantity of Margalla lintel/lenter is approximately 900 cubic feet and is mostly used in constructing the roof of the house. The rate is PKR 80 per cubic feet which means around PKR 72,000 would be required.
Sargodha gravel is used in building the floor of the house. 600 cubic feet of Sargodha crush would be required to build the grey structure of an A+ category 5 marla house at a PKR 65 per cubic feet rate. This means we would need PKR 39,000 of Sargodha gravel. Rori costs around PKR 25,000.
Cost for Bricks, Sand, Crush and Rori = PKR 948,500
CEMENT, KASSU AND REBAR
Kassu is mostly used to fill empty plots and it is a mixture of mitti and sand. Around PKR 50,000 is required for Kassu. Cement is an integral part in building the grey structure of a house. For an A+ category 5 marla house, approximately 525 cement bags are required at the rate of PKR 645 per bag. The total cost of cement used in the grey structure of a 5 marla house would be PKR 338,625.
Rebar is also used which is basically Sarya of 60 grade. Around 3 tons/3000 kg of Sarya would be used to construct an A+ category of a 5 marla house. The rate per ton of Sarya is PKR 138 per KG and the total cost of Sarya used would be PKR 414,000.
Cost of Cement, Kassu and Rebar = PKR 802,625
PLUMBING AND WIRING
The plumbing work in a house entails the water supply, sewerage, gas and drainage systems. PKR 115,000 will be required for installing the plumbing systems in a 5 marla house A+ category. This includes both the cost of hiring a plumber and the procurement of construction materials.
An important component in house construction is the electrical wiring. You would need an expert electrician to do the job. Approximately PKR 50,000 are needed to place the wiring of the house. This includes both the cost to hire an electrician and the materials used.
Cost of Plumbing & Wiring = PKR 165,000
GRILLS, GATE AND CHOUGAT STEEL
The construction cost of an A+ category 5 marla house also involves steelwork. A steel structure is needed to build the door frames. Items required to build frames for doors include around 16 Chougat and 16 gauges. Chougat Steel of around PKR 60,000 is needed. Moreover, you also need to have a fancy main gate for which you should keep an estimated budget of PKR 70,000 and for the safety grills, PKR 66,000 would be needed.
Cost of Grills, Gate and Chougat Steel = PKR 227,500
OTHER COSTS
There are a few things important when laying the foundation of a house. You need to have a septic tank and also ensure that termite spray has been effectively carried out. Approximately PKR 12,000 is needed to construct the overhead tank.
To control termite infestation you would need approximately, PKR 19,500 for the chemical spray. Also, you need to set aside a budget of PKR 65,000 for the waterproofing of the roof.
Cost of miscellaneous items = PKR 96,500
Grey Structure Cost = PKR 3,079,500
