Building a house is no piece of cake. For the construction of A plus category houses in Pakistan, you not only need smart planning, adequate finances, but also quality construction materials. There is a difference in A and A+ category houses. The materials used in the finishing of the house are far superior to an average A category house. There are good quality bricks used when laying the foundation of an A+ category house. Similarly, during the finishing stages, fancy kitchen accessories and imported sanitary fittings in bathrooms ensure good quality but also increases the construction cost. Previously, we shared a breakdown of the construction costs to build the grey structure of an A+ category house. In this blog, we will share with you the complete construction cost of an A+ category house in 2021.
So, without further ado, let us take a look at the detailed budget.
CONSTRUCTION COST OF AN A+ CATEGORY A 5 MARLA HOUSE IN 2021
If you’re wondering how much money goes into the construction of an A+ category 5 marla house in 2021, then continue reading this piece.
First, we determine the covered area of a 5 marla house, which is 1,925 sq. ft. There are two floors in the house. Both have a covered area of 875 per sq. ft. There are three bedrooms with attached bathrooms, a terrace on the first floor and a mumty on the second floor, and two kitchens.
Grey Structure Costs of an A+ Category 5 Marla House
After knowing all the specifications in the house, it is time to calculate the construction cost of the grey structure of an A+ category 5 marla house. The first step to build a house is to lay its foundation. In order to lay the foundation of a house, the main construction materials needed are bricks, kassu, cement, rebar, sand and bajri. Installation of a fancy gate, safety grills, plumbing systems and electrical wiring of the house are also included in the grey structure costs.

Labourers play an important role in the construction of a house and therefore we will discuss the labour cost first.
LABOUR
For the construction of a double story 5 marla house, you need to work with a team of labourers. The labour rate would be around PKR 425 per sq. ft. This means a total of around PKR 839,375 would be spent on the labour costs.
Labour Cost = PKR 721,875
BRICKS, SAND, CRUSH AND RORI
To lay the foundation of the A+ category 5 marla house you would approximately need 50,000 bricks. The bricks of the most superior quality will be used, which will be slightly more expensive than the A category 5 marla house rates. The cost per brick is PKR 14.5 which means that the total cost of bricks would be PKR 725,000.
Apart from bricks, you also need sand to build an A+ category 5 marla house in Pakistan. The sand is either extracted from river beds or from the coastal beaches. Ravi sand and Chenab sand are usually used to make the concrete mixture. Around 3,150 cubic feet of Ravi sand is used at the rate of PKR 20 per cubic feet. A total of PKR 63,000 cubic feet of Ravi sand is used.
The other sand that is used to build the grey structure of an A+ category 5 marla house is Chenab sand. It is of better quality and therefore has slightly higher rates. You would need about 700 cubic feet of Chenab sand at the rate of PKR 35, taking the total to PKR 24,500.
Crush or gravel is also used to make the floor and roof of the house. The required quantity of Margalla lintel/lenter is approximately 900 cubic feet at the rate of PKR 80 per cubic feet and is mostly used in constructing the roof of the house. Around PKR 72,000 cubic feet of Margalla gravel is used.
Sargodha gravel is also used in building the floor of the house. Around 600 cubic feet of Sargodha crush would be required to build the grey structure of an A+ category 5 marla house at a PKR 65 per cubic feet rate. This means we would need PKR 39,000 of Sargodha gravel. Rori costs around PKR 25,000.
Cost for Bricks, Sand, Crush and Rori = PKR 948,500
CEMENT, KASSU AND REBAR
The construction cost of an A+ category 5 marla house also includes cement, kassu and rebar. Kassu is mostly used to fill empty plots and it is a mixture of mitti and sand. Around PKR 50,000 Kassu is required. Cement is an integral part in building the grey structure of a house. For an A+ category 5 marla house, you would need approximately 525 cement bags at the rate of PKR 645 per bag. The total cost of cement would be PKR 338,625.
Rebar is also used which is basically Sarya of 60 grade. Around 3 tons or 3000 kg of Sarya would be used to construct an A+ category of a 5 marla house. The current rate per kilogram of Sarya is PKR 138 and the total cost of Sarya used would be PKR 414,000.
Cost of Cement, Kassu and Rebar = PKR 802,625
PLUMBING AND WIRING
The plumbing work in a house involves the water supply, sewerage, gas and drainage systems. PKR 110,000 will be required for installing the plumbing systems in a 5 marla house A+ category. This includes both the cost of hiring a plumber and the procurement of construction materials. TP/Popular pipes will be used in the plumbing work.
An equally important component in constructing a residential unit is electrical wiring. You would need an expert electrician to do the job. Approximately PKR 50,000 will be spent to install electric wires at appropriate points across the house. This includes both the cost to hire an electrician and the materials used. GM electric wires will be used in the electric work.
Cost of Plumbing & Wiring = PKR 165,000
GRILLS, GATE AND CHOUGAT STEEL
The basic structure of an A+ category 5 marla house remains incomplete without the steelwork. Steel is used to build the door frames. Around 16 Chougat and 16 gauges are required to build door frames. You will need Chougat Steel of around PKR 60,000. Moreover, you also need to have a fancy main gate for which you should keep an estimated budget of PKR 95,000 at the rate of 1,100 per sq. ft. and for the safety grills, PKR 72,500 would be needed.
Cost of Grills, Gate and Chougat Steel = PKR 227,500
OTHER COSTS
There are a few important things when laying the foundation of a house. You need to have a septic tank and also ensure that termite spray has been effectively carried out. Approximately PKR 12,000 is needed to construct the overhead tank.
To control termite infestation you would need approximately, PKR 19,500 for the chemical spray. Waterproofing of the roof may cost you around PKR 65,000.
Cost of miscellaneous items = PKR 96,500
Total cost to build the grey structure of an A+ category 5 marla house in 2021 = PKR 3,079,500
Once the basic structure is done, now comes the finishing part. So, let’s take a look at the finishing costs of an A+ category 5 marla house.
COST OF FINISHING OF AN A+ CATEGORY 5 MARLA HOUSE IN 2021

TILES AND MARBLE
People constructing a 5 marla house in Pakistan usually go for tiles. Good quality Master tiles are preferred in high-end smaller houses such as the A+ category ones. Here is a breakdown of the tiles used in the house.
- Around 158 tiles of 2×4 / 32 x 32 are needed to construct the flooring of the house at the rate of PKR 2,500. This, however, does not include the garage, terrace, and bathroom tiles. The total cost of the flooring, excluding the above-mentioned tiles, would be PKR 395,000
- High-quality 65 Turkish tiles are needed to construct the bathrooms. The rate of the tiles is also PKR 3,500 sq. mtr. which would bring the total cost to build the bathroom’s flooring to a staggering PKR 97,500.
- You would need 18 tiles at the rate of PKR 1,500 per sq. mtr. The total cost incurred in laying the floor of the terrace would be PKR 27,000
- In building the car porch or garage you would need 22 tiles at the rate of PKR 1,500 per sq. mtr. making the total cost to be PKR 77,000
- Professional labourers can paste tiles neatly and efficiently, so as to give the floor a seamless look. Also, in some cases, you have to cut tiles to fill in the gaps, especially the corners. It is best to hire experts for this. The cost to hire labourers for tiles would be PKR 165,000
- Marble is used in building the staircase and also in the kitchen’s countertop and shelves. For marble stairs, you would need approximately PKR 115,000

ELECTRICAL COMPONENTS
To calculate the construction cost of an A+ category 5 marla house, one needs to determine the costs involved in electrical components. When building a house, you have to be extra careful in identifying those places where you want the switchboards and power plugs. It should be in a safe place where your kids do not insert fingers and also the power plugs must be located where you can easily plug in your devices. Here are the following electrical items needed along with the costs involved.
- You would need around 15 metalite switchboards and push buttons at the rate of PKR 1,500. These would be a bit fancy and therefore the higher rates. A total of PKR 22,500 would be needed in installing the 15 switchboards
- Around 18 power plugs and sockets are used at the rate of PKR 900 which will take the total to PKR 16,200
- To install lights, lamps and chandeliers a total cost of PKR 215,000 would be incurred
- 9 Royal and GFC fans in total, costing around PKR 9,500 per unit, would be used. This means a total budget of PKR 85,500 should be reserved for installing fans
- A good Royal/GFC exhaust system must be installed. You would need at least 6 of these. Four of them will be installed in the bathrooms and two in the kitchen. One exhaust fan would cost you PKR 2,500 making a total of PKR 15,000. Shenieder Breakers worth PKR 30,000 are also required.
- An electrician would be needed to carry out the above-mentioned tasks. He would need PKR 30,000.
Cost for Electrical components = PKR 534,200
KITCHEN & BATH ACCESSORIES
You would need a fancy kitchen with complete equipments and modern kitchen accessories in an A+ category 5 marla house. For this, Oulin Kitchens would be installed. The cost of installing an Oulin Kitchen would be PKR 425,000. So, the total cost to install two Oulin Kitchens would be PKR 850,000.
To calculate the construction cost of an A+ category 5 marla house, you will need to find out the costs incurred in building a stylish bathroom. Many modern accessories and imported sanitary fittings would go into it.
- Two Porta/Marachi counter-vanity sets would be placed at the rate of PKR 15,000. The total cost of the vanity sets would be PKR 30,000
- There would be one Porta or Marachi built-in vanity cabin at the rate of PKR 30,000
- You would also need to install two high-quality Porta or Marachi commodes in the washrooms. The rate of each commode would be PKR 15,000, taking the total cost to PKR 30,000
- A wall-mounted commode of Grohe brand would be installed in one of the bathrooms. PKR 35,000 would be needed
- Three Master Gold or Italian bath sets would be installed at the rate of PKR 30,000. This means a total of PKR 90,000 would be needed to construct a fancy washroom
- Three bath hangings of Master brand would be used. One bath hanging would cost PKR 8,500, taking the total to PKR 25,500
- A tempered glass shower cabin will cost you PKR 100,000
- The cost to hire a plumber for all the above-mentioned tasks would be PKR 28,000
Cost for Kitchen & Bath Accessories = PKR 850,000+ 388,500 = 1,238,500
PAINT AND CEILING
There are two parts to the finishing of the house. One is the paint done on the walls inside the house and the other is the exterior part of the house. The paint job should be done ideally after installation of switchboards and light fixtures. Painting a newly built house is tougher since it requires careful application of the base coat. You, therefore, need a professional painter to do the job for you. We have included the painter’s cost in this. It is estimated to be around PKR 350,000.
For the exterior, rockwall is mostly used. In rockwall, marble chips are used. First the wall is plastered and cleaned, then the base coat using acrylic and white sand is applied. The base coat is very important as it strengthens the walls. The total cost in the rockwall is PKR 30,000.
The rate for false ceiling including material and for any design is PKR 65 per sq. ft. So, for a 1,650 sq. ft. double story 5 marla house, it would cost you PKR 107,250.
Cost for Paint and Ceiling = 487,250
WINDOWS AND MIRRORS
Aluminium and glass work in houses includes double-glaze windows, wire mesh and glass panes. The cost of aluminium windows and glass is PKR 325,000. Mirrors would cost PKR 50,000. For the staircase, railings are needed which cost you PKR 85,000.
Cost of Windows and Mirrors = PKR 460,000
WOODWORK
While calculating the construction cost of an A+ category 5 marla house, we would need to find out the costs involved in the woodwork. Wood is used in different parts of the house in the form of wardrobes, kitchen cabinets, doors, bathroom cabinets and decorative racks in the living room and drawing-room.
There would be Oulin doors that would cost you PKR 275,000. The Oulin wardrobes would cost you PKR 225,000. An Oulin LCD rack would be for PKR 50,000. The brass door handles of PKR 35,000 will be used in the house.
Cost for Woodwork = PKR 585,000
Miscellaneous Costs
You can also add bright wallpaper to the house, which will cost you PKR 50,000. There will be CCTV cameras installed in the house to ensure the security of the inhabitants. It would cost PKR 35,000. A remote-controlled gate would cost PKR 50,000.
Cost for Miscellaneous Items = PKR 135,000
Total cost in the finishing of an A+ category 5 marla house = PKR 3,946,450
