Bahria Town, Rawalpindi is one of the most popular real estate developments of the city, primarily because very few projects compete it in terms of lifestyle amenities. Among its different phases, Phase 8 is of prime importance as all other phases in Bahria Town have been developed, handed over and thus property rates there have topped out.
Phase 8 is believed to be a major Bahria development in Rawalpindi, which is yet to reach its peak rates; it still poses some sound investment opportunities. But this article is not targeted at investors. If you are genuine buyer seeking details on Bahria Phase 8, please continue reading.
A better option in terms of rate
Compared with rest of Bahria Town Rawalpindi’s phases, Phase 8 is partially developed, with partial property possession available in more than half of its blocks, including Overseas Blocks 1 – 7, Safari Valley and Lake View. This also means that property rates here are comparatively cheaper. Many genuine buyers looking to construct their homes in Bahria Town are eyeing different options and it has been hard for some to finalise a property. The difficulty lies in the fact that the project has been developed on a hilly terrain, which means many plots aren’t levelled but filled.
Why filled plots don’t attract buyers
Almost half of the plots in Phase 8 are unlevelled. Buying one such plot may seem to be the right option for buyers on a budget because their price tags are often cheaper. Constructing a structure on a filled plot is an expensive deed as a lot of extra material is required to ensure structural integrity. So if you buy a cheaper plot, which is unlevelled, you will end up paying more in construction than what you save on the original price.
How to identify a land-filled plot?
There are a few tell-tale signs that a plot has been filled. To start with, the surface of such a plot isn’t strong or stable. Moreover, the colour of mud on such plots is different than the area around it. You can spot a filled plot by checking its condition after it has rained – water seeps much slowly on a filled plot and you will find more puddle. The best way to go about this is to hire an expert who can tell you everything you need to know before you buy your plot.
Our tip is to check the market price of plots – a filled plot is cheaper by almost 25%, so a small price comparison will help you weed out plots that may turn out to be a problem in the future.
Development & possession status
Almost 50% of Phase 8 has been developed with work going on in the undeveloped parts. Monsoon in Pakistan always slows down the pace of development work because laying road and related infrastructure on wet surfaces is neither easy nor recommended. However, development work has been slow here overall otherwise as well.
The property agents I have talked to are of the view that Bahria Enclave is currently at the top of the developer’s priority list, which is why pace of development in Bahria Town Phase 8 has slowed down.
A look at rates
Safari Valley and Overseas Blocks are not included in this section because these blocks enjoy better locations, better-quality plots, are 100% developed, and their possession has also been granted.
Block A
Block A is 90% developed with possession granted in developed areas. The undeveloped parts of this block comprise of 10-marla plots.

Recommended blocks
Genuine buyers should opt for developed blocks where possession has been granted. Blocks which enjoy higher occupancy rates and are located at a height should also be on your priority list. Being located at a height doesn’t only mean that the surrounding views would be beautiful, it also means that chances of you buying a filled plot are lower. The recommended blocks include Blocks B, C, D, H, and A-1.

Dont invest in awami villas, i bought two in awami villa 3 but it was waste. in this budget u can go for bahria orchard 5 marla plot. but i would suggest go any where but dont invest in Bahria. its all fraud

I would appreciateif you help me getting back my 10 lacs paid to buy one bed apartment totalling 22 lacs and paid 10 unfortunately I could not pay the rest 12 and later on I was informed through my in law who also live in phase 8 and holder of power of attorney that the flat is sold and it is up to the seller to pay me the money. please not that there is no dead line for the payment of rest.
