The biggest attraction for Bahria Education & Medical City (EMC) so far has been its affordability and a rather suburban, peaceful lifestyle that it may offer to genuine buyers. Its future promise, however, is much bigger: an international standard education and medical complex that is going to be established there.
Bahria EMC is located just 20 minutes from Lahore Ring Road’s Gujju Mattah interchange on the Su-e-Asal Road. Raiwind Road can also be easily accessed and LDA City is situated nearby. Through LDA City too, an interchange onto LDA City can be accessed.
Launch of Instalment plots in Bahria EMC
The news earlier in the month was that a number of plots are going to be launched in mid-October in Bahria EMC. However, according to Muhammad Asif of Noor Estate & Developers, the plots have not been launched yet and it is going to be some time before they will be launched. We will have to wait at least 15 more days, you can rest assured that as soon as these plots are launched, we will update you about it.
Asif felt that as things stand, we can’t even be sure if the plots are going to be launched in Bahria EMC, it will not be unexpected if they launch the plots in Bahria Nasheman instead. However, in either case, Bahria EMC remains a better investment option than Bahria Nasheman, which suits the genuine buyers more.
Market trends and current prices
The market is not particularly active here, but because of the activity and developments in the surrounding areas, the prices have been exhibiting a very slow but steady increase of the past year. The prices particularly in Blocks A and B, where possession is available, have increased by a few hundred thousand for all plot sizes in the last six months. For example, the 5-marla well-located plots in Block A which were priced around PKR 2.1 million previously can now be priced as high PKR 2.5 million. Similar 8-marla plots were priced around PKR 2.5 million; now, they are priced around PKR 2.9 million. Finally, the 10-marla plots have now risen to PKR 3.5 million.
Investment possibilities
Asif felt that Bahria EMC makes a better investment than Bahria Nasheman. He explained that despite the slow market, the prices of plots in Bahria EMC have increased and particularly in the next six months, they are expected to keep increasing in Blocks A and B.
The plots that are expected to be launched will also offer a good, easy, affordable opportunity for investment. In the medium term, genuine buyers can begin taking interest in the housing scheme and boost its prices.
According to Asif, those looking to make short, to medium-term investment should go for investment in Block A and Block B, while Block C is better for long-term investment.

According to Muhammad Illyas of Hajvery Marketing the new plots have been launched in a new block: Block D. These are 5-marla plots priced at PKR 2.1 million on instalments spanning 6 quarterly instalments over one and a half year. The down payment is PKR 600,000, while the remaining amount has to be paid in the 6 quarterly instalments of PKR 250,000 each.
