Bahria Education & Medical City (EMC), while grand in its scale, is currently a relatively modest project – at least when compared to other Bahria Town projects. That does makes it quite affordable for now. It promises an international standard education and medical complex in the future. On the other hand, when such a complex will take time. In that, it becomes a long-term investment.
Bahria EMC is located just 20 minutes off Lahore Ring Road’s Gujju Mattah interchange on the Su-e-Asal Road. Raiwind Road can also be easily accessed, and LDA City is situated nearby. Through LDA City too, an interchange onto Lahore Ring Road can be accessed. The road connecting the two is currently not a properly carpeted one, and according to the on-ground source interviewed, it is going to be an important development for Bahria EMC.
New booking of 5-marla plots
A new cutting of 5-marla plots was launched in a new block – Block D – on instalments a few months ago. Plots there are still available for booking. So, here are the complete details:
The plots are priced at PKR 2.1 million, spanning 6 quarterly instalments over one and a half year. The down payment is PKR 600,000. Meanwhile, the remaining amount can be paid in the 6 quarterly instalments of PKR 250,000 each.
Slow year ahead in the market
The market has continued on its dull trajectory, as confirmed by the experts interviewed. This has been the general state of the market in Bahria EMC for the past year. Usman Butt of Apex Real Estate felt that considering the general state of economy, and real estate, as well as particular matter pertaining directly to Bahria EMC, another slow year is expected ahead of us. The prices, however, have fallen as low as they can be expected to go and have stabilised. Currently, they stand as follows:

Attaching high hopes in the long run
For those who have already invested in Bahria EMC with long-term investment goals in mind, the project does hold the potential to turn into a gold mine. In the same vein, those looking for long-term investment options, may consider Bahria EMC among the options for their budget.
There is, however, medium-term potential as well. According to Nisar Ahmad of Safari Properties, we can expect some infrastructural developments in the medium term which will greatly benefit Bahria EMC. One is the construction of Su-e-Asal Road which has a patch of a few kilometres that is in a state of of disrepair.
Nearer at hand, we can pin our sights to the carpeting of road connecting Bahria EMC and LDA City, which will make the Ring Road access for the residents of the former even easier.
According to Nisar, in a six-month period, considering the current prices, we can expect an appreciation of around PKR 200,000 on the 5-marla plots.
