Ahsan Garden and Ahsan Grand City are a great option for people looking to buy affordable plots in Karachi. The housing scheme launched in 2005 and can be attractive to both genuine buyers and investors. To investors, it might be of interest because possession here hasn’t been granted yet and when it is granted, the expectation is that a hefty margin exists for gains that can be made. Particularly investors in the middle-income groups will find it suitable for their budgets.
Genuine buyers, meanwhile, can consider it because possession is about to be granted and they can find affordable plots and hope to construct their homes in half a year’s time.
On ground situation: development and news of possession
According to Imran Kath of Kath Real Estate Marketing, development has been completed in the initial Blocks: Blocks A, B, and 5. Possession in these blocks is going to be available first by December, Kath expected.
Indeed, according to Kath, on the society’s part, there is no reason or need to delay. Ahsan Garden and Ahsan Grand City just await the cantonment’s NOC for which the documents have also been submitted, and once the NOC has been granted, they will begin giving out possession to the buyers. He expected the NOC to be granted by December, followed by possession.
The housing scheme also awaits the NOC because some of the amenities and utilities like gas and electricity are not yet available even though the housing scheme already has the utility poles installed.
Positive price trends
The prices have increased significantly since our last update on Ahsan Garden and Ahsan Grand City in April. According to Kath, they have been on rise for the past whole year, despite the relatively slow state of Pakistan’s market. They are expected to continue that rise after possession becomes available, and as development takes place. As it is, the prices currently stand as follows:

Investment opportunities
According to Kath, investment can be considered here particularly since the prices in the surrounding areas are much higher, and prices in Ahsan Garden and Ahsan Grand City are expected to rise by around 30%-40%, particularly after possession has been granted.
This offers an opportunity for mid-term investors looking for affordable options in Karachi. Kath expected that in about a year’s time you will be able to have high gains.
Similarly, people who are looking to construct a home with good amenities in about a year’s time can benefit to buy now since by then the prices may have risen considerably higher.
