Deliberating the possibility of constructing your own home in Rawalpindi, but looking for a plot that fits the bill both in terms of affordability and suitability? Your budget can seem like a real issue when speaking of Islamabad/Rawalpindi. However, here are some of the societies you can look at to construct your dream home in on Adiala Road.
Adiala Road
Adiala Road is the most popular area for people looking for plots in Rawalpindi, which makes it a suitable place to look for affordable plots. There are a lot of societies springing up in the area, while it has its own share of old societies too. The per marla prices in the area range between PKR 200,000 to PKR 500,000. You can generally get a good 5-marla plot in the area in a decent society for less than PKR 1,500,000. However, due care should be taken about the approvals, documentation and development in whichever society you are looking into. Gulshan Abad seems to be the favourite in the area, both in terms of reliability and affordability.
Gulshan Abad
Divided into four sectors (formerly called phases), it is a cooperative housing society located on Adiala Road. Sector 1 to 3 are completely developed – the roads are carpeted, and its main road is 60 feet wide, while the streets are 30 feet wide. Moreover, water, gas and electricity are available in these sectors as well. Sector 4, meanwhile, is still not much developed and has been facing some issues regarding approvals too.
Sectors 1 to 3 have seen construction of houses in over 60% of the plots so far. Sector 1 had only 52 5-marla plots and while some are available, most aren’t. The rest are 10-marla and 1-kanal plots. Sector 2 has 10-marla, 12-marla and 1-kanal plots and Sector 3 has 10-marla and 1-kanal plots. Neither of these sectors has any 5-marla plots. It is Sector 4 with its more than 250 5-marla plots, then, which is the most suitable in terms of affordability. Sector 4 also has 7-marla, 10-marla and 1-kanal plots.
In Sector 4, the sewerage, water and gas lines have been laid out, but the supply of these utilities hasn’t started yet. Electricity and gas are also available in some parts of the society. However, development is ongoing and is almost 50% done. Possession is available and a couple of houses have already been constructed. However, it must be noted that it will be by mid to late 2018 that the sector will be completely ready for habitation. The prices in Sector 4 are as follows:

Punjab Government Servant Housing Foundation (PGSHF)
Also located near Adiala Road, it is a rather old society and the development has been rather slow but steady and is almost complete. Electricity is available in the blocks which have 5-marla and 7-marla plots and most of the work for 10-marla block is also complete but the 1-kanal block doesn’t have an electricity connection yet. The roads, however, are carpeted throughout the society. Water tanks are installed in all the blocks of the society. Water is available in the whole society – however, Sui gas is not.
Possession is available and a couple of 5-marla houses have been completed in the society, similarly a 7-marla and a 1-kanal house has already been completed. Construction is finally beginning in the society, though the process is slow. The blocks where development is complete and electricity is available are ready to live in. The only possible reason the construction is slow could be that the society doesn’t have any commercial area yet.

Apart from the societies mentioned above there are some other smaller societies on Adiala Road that have good potential for genuine buyers.
